We’re at Disney, and again considering DVC. Unfortunately because of limited staff we can’t find an open dvc booth. Can you give me your experience and advice?
- If you’ve rented out your points, has it been successful? Easy? We generally come every other to every three years
- Is Disney selling contracts at the older resorts? We’ve seen resale to SSR and OKW
- If you have split with direct and resale contacts, what is the lowest you can buy direct from Disney? If it’s different resorts, how does this affect your 11 month window to book?

Any other advice appreciated! TIA!

Disney’s prices are what they are. If you want a discount buy resale.

You’ll have to call DVC right now, a lot of their workers are furloughed.

If you’re only going every 3 years, DVC may not make sense for you. Certainly buying directly from Disney doesn’t make a lot of sense with that frequency because you’ll never use the direct “perks” enough to be worth the extra money. You’d probably be better off renting points when you need to.

Disney will sell you OKW or SSR points if you ask for them. They are $165/point right now. Resale you can get either for $90-$105, depending on some details. Resales would be through like www.DVCstore.com or www.DVCresalemarket.com
 
I would not buy if you come every three years. This is a lot of planning and work for that frequency. Just book a pirate room at Caribbean Beach and let Disney worry about the cancellation policy.
 
I just rented out 72 points that were going to expire in December. It took a couple weeks, but it seemed relatively painless. I think it depends on if you want to put more work in to make more per point. I was just trying to cover my dues.
 

I just am not sure how well it would work out. Is the every 3 years because you can't afford to go more often (very understandable) or is it be cause you legitimately would never want to go that often?

If its a pricing thing I might lean towards buying DVC simply because in the future you might find you can buy more points and increase frequency of visits.

Flip side if I were to not want to go that often than I would simply choose to just do the math every 3 years if renting or booking direct was a better deal (with renting having more risk accounted for).

Think about it this way do you really want to maintain your knowledge about everything with DVC simply to go 1 out of every 3 years? Things change, rules change, requirements change, and even right now borrowing points has changed to a cap of 50%.
 
If you own at two resorts, say boardwalk and saratoga, you can only use your boardwalk points to book at boardwalk at 11 months. You also cannot book boardwalk at 11 months and then at 7 months modify the reservation to use saratoga points. It definitely sounds like you would be better off buying resale. The only downside is that you can only book at the original 14 resorts, not Riviera or any other future resorts. There are some great deals right now for resale if you have patience and are willing to put in a few offers until you find someone that will negotiate. If you only go every other year the AP discount is useless and it is unlikely your trip will line up with moonlight magic, but even if it does it isn't worth the much higher price of a direct purchase. You also can't use the Epcot lounge, but again I don't think its worth an extra $75 a point or more for that perk.

At every 3 years, I wouldn't buy and I wouldn't buy where a main part of the usage were to rent. At every 2 years it starts to become reasonable if it makes sense otherwise. Spend some time investigating and figure out if it's right for you. The booths are just a conduit for sales tours, they don't give out much info anyway, legally they really can't.
 
We were there just two weeks ago and they were having open houses for the bungalows, copper creek, boardwalk. You could just walk in. A rep in the lobby of WL gave us a QR card that showed which places and where they were having the open houses.
 
If you are purchasing Direct from Disney for your first purchase, you are pretty much limited to purchase 75 to 100 points (and it may be going up to 125 depending on the resort). If you already have a resale contract, you can purchase as few as 25 points, but need at least 50 to get financing from Disney. It is easier to purchase resale first and then buy direct if you really want direct. If you buy resale, you won't be able to stay at Riviera and any new resorts as they open. You'll only be able to stay in the original 14 resorts. If you don't need the Gold AP, buying direct doesn't give you that much.

I agree with the others that every three years wouldn't be cost efficient. If you bank, borrow and use current year points, you can get three years worth of points. But if an emergency happens and you have to cancel you might lose the borrowed and banked points and be left with the current year points as long as you weren't past your banking time period. If you were past your banking time period, you would lose those points, too. Three years worth of points to lose would be expensive. Renting your points can be a pain in the butt or it can be a breeze.
 
Plus, right now there are borrowing restrictions. Disney can put restrictions on bank/borrow at any time.

A lot of owners and renters got burned in the rental markets this year.
 
I have a question about buying a fixed week. For those that do, does that mean they would have a confirmed reservation for a particular week every year should they choose to use it? For instance, if they buy a confirmed week at Christmas, would they automatically be able to access a reservation at that time? Seems like that would start limiting other owner's chances at the 11-month mark.

Yes that is right, and yes it does. There's a cap on how many contracts they are allowed to sell for each week.
 
Thanks! Right now we’re alternating between Disney World and DCL. I know using points for DCL generally isn’t cost effective.
I’d like to keep rotating, but I know the boys also want to visit other places as they get older. My thought was buy enough for us to go every year, but if we don’t, rent them.

You might consider buying half as many as you need to go every year and banking your points in the years you don't go. So if you need 200 points, buy 100, then in year 1 bank them and go on a cruise, in year 2 you'll have the 200 points you need, then in year 3 bank, etc. You'll spend a lot less money up front and on annual dues. If you find yourself going every 3 years, you may be able to rent points, but honestly at that point it's probably time to sell the contract.

And they've never even come close to the limits in the POS from what I've seen.

There is some info on Fixed Weeks here as well and some good discussion with people who had questions/experiences.

Fixed weeks are set aside so while it will limit it, it would be a couple rooms not anything crazy and not everyone with a fixed week will always use it either.

Yes and yes! Part of why I bought fixed weeks is so that I’d have them if I wanted to use them, and given how popular Weeks 46 to 52 are especially at CCV, so guaranteeing Week 47 and 48 means was a no-brainer for me.
