Hi All! A little back story to help get the best advice. We are a family of 4 with small kids. Our oldest will start kindergarten next year, but will be in year round school. This will allow us the option of traveling throughout the year for at least the next nine years. We rented points and did a split stay between SSR and AKL this week - we leave tomorrow. We don't have an issue planning 7 to 11 months in advance. We have cash to purchase 200 points resale or less direct. I am very inclined to go resale and choose SSR or BWV. My husband is pro direct for the easy, but neither of us want GFV. Best advice please on where to go for resale or advice that DVC is not for us.

What is his reason for going direct???? If you use points on the cruises they wind up costing you more money in the long run. We were going to buy direct and once we found out about the resale market, we purchased resale and never looked back. We decided on SSR cause the monthly fees are one of the lowest and because the restore is bigger there is more contracts available giving you a lower but in price.

Whichever way you go you will look back and know it was a great decision for years of family vacationing

Thanks for replying to the post. Many of the other post about possible ownership focus on the finance. We are in position where we are not financing and will be paying cash. My question is specially on a good broker, and closing timeframe on resale.

Resale can take 70 days from start to finish. You need to understand that Disney causes most of the delay to get you to spend thousands more direct.

Buying is the smallest part of the expense. Dues, travel, tickets, food, and other items can cost you a hundred thousand dollars or more over the life of the contract.

Disney makes a high profit selling contracts but they make even more because you will be at WDW at least once a year.

The Timeshare Store -- longtime sponsor of this discussion board -- is the standard by which lesser brokers are judged.

I've bought three times and sold twice through them and highly recommend them. Nobody else comes close in terms of knowledge, service and professionalism.

He is right, but you will be paying a huge premium for that convenience.

If you don't care about VGF, you're talking about AKV or one of the sold-out resort at Disney prices.

Check the ROFR thread to see what AKV and the other resorts are actually selling for, and you'll see the premium. In many cases, you'll be talking about paying almost DOUBLE for the privilege of buying direct.

Or -- looking at it another way -- check the direct price for the various resorts, and then check the ROFR thread for the price your direct contract will be worth at the instant you close. Hint: it's an ugly number.
 
Thanks so much! :). One of the main reasons that I am pro SSR are the yearly dues. Assuming a linear increases this resort will stay below many others. We did a split stay with 4 days at SSR to make sure that we would be fine if that is the only thing available at the 7 month window. I will contact the TSS - I really value the referral. We considered DVC a couple of years ago, but put it off until having kids to make sure that it was within our budget.
 
One thing about buying direct is that while it's way more right now, it still doesn't seem like a terrible value. Look at what BLT first cost to buy direct. It's still bringing $100 per point or more in many transactions. So that's not a huge loss, is it?

We bought our BLT points in 2009 and 2010. We wouldn't make a profit if we sold today (with broker fees) we might break even. Plus we have used the heck out of those points and enjoyed every minute. Can't put a value on that. ;)
 
We used the Timeshare Store as well for our OKW resale back in 2008. We definitely recommend them!

OKW, SSR, and AKV are the largest resorts, so they tend to have availability under the 7 month mark. With OKW as our home, I now feel like I can wait until the 7 month mark and see what else is available. As you can see from my signature, we've only stayed at our home resort once. We've gotten the other locations either right at 7 months or through waitlists.

Thanks for the replies. We know tickets and park fees will be part of the vacations. These are expenses that we would have if we are owners or not. We would never dream of going in debt for a vacation of any type. I am 95% confident we will buy SSR resale or OKW extended since we are 34 and 35. When looking resale is there a way to know if the OKW is the extended date?

DVC owners tend to vacation more often, thus they pay more that's why Disney likes us. If you decide not to vacation you need to do something with your points or lose them.

DVC has rules, policies, a certain way of doing business that can be frustrating to some.

SSR inventory is almost always available where other resorts are not. If you want SSR. love SSR, and have little interest in staying at another resort then buying SSR can save you some money.

I think Bill's suggestion to read read read before buying is good. Everyone has different perspectives and situations and reasons for doing certain things. So, I would never try and convince "our" way is the right way for anyone else but it worked for us. Ever since we had pre-school aged kids we pondered joining DVC. Buy all conventional means we were ideal candidates for DVC. We go every year for a couple of weeks, stay in Deluxe and even go to Vero from time to time. We could have bought in at any time. We eventually decided spending a little more for each vacation was worth NOT tying up thousands of dollars and risking an unknown regarding the fees. Now that one kid is out of college and the other is in college we felt much safer and finally bought 50 points at BWV (most laugh probably :)). All 4 of us love Disney and we'll start going twice a year now and we'll probably buy more points if it is not too much of a pain dealing with managing DVC. The 50 points is a nice way to start because joining DVC gets you a pretty hefty discount on season passes (which I am aware is a benefit that could be taken away). Is this the right course of action for you? I sure don't know as everyone is different. Was it the right course of action for us? Yup.

We go to Disney almost once a year on a military discount rate, and worried this won't last forever. What are peoples thoughts on the DVC for just 2 adults? The time of year we like to go is either F & W or the begining of Dec. Any insite would be great!!

DVC is perfect for 2 adults.
My advice to you if you like BCV/BWV for F&W is you should probably own there and book it at 11 months. Same for early Dec. Both very popular times for DVC. Buy where you want to stay.

Only you can decide if DVC/military rate is more economical for you. I know people who used to rely on pin codes and special deals decided to buy DVC to have more control over their vacations.
