considering DVC-a couple of questions

Hello everyone,
I'm trying to take in all of this info, but it's alot & can be confusing for new people. I am strongly considering DVC. Info is being sent out from Disney & Timeshare store. On another post, somebody mentioned property taxes & annual dues. Does this fall into the maint. fee or is it an additional cost? Also, trying to decide where we would want to purchase-if we book during "not so busy times" will we be able to get a resort at the 7 month at date? Does anybody use points somewhere other than Disney-maybe a cruise or another destination? There is no way I can get my DH to go with me every year to Disney. Thanks for all of the info!!

The property taxes are a part of your annual dues. Disney figures out what it will cost to maintain the resort and then breaks it down to a price per point. They are also called MFs, maint. fees. SSR in 2007 was 4.12 per point and a portion of that was for the property tax. Booking at 7 months depends on what you are booking (studio, 1 br, 2 br or grand villa) and where. For the most part I would guess that your chances are fairly good right at the 7 month mark during non-peak times. You may have to be on the waitlist for BCV or BWV. Since DH won't go every year to WDW, how about every other year and buy your points accorddingly?
 
Keep in mind that busy park times are often different from busy times for DVC. For example, park crowds are fairly low the first half of Dec, but these weeks are extremely busy for DVC.

It's hard to say how the dynamics of DVC supply and demand will pan out over the next few decades. So, if it were me, I'd make sure to own my points somewhere that I'd be happy to stay at, even if it were every time. That's not likely to happen however since so many members from all the resorts enjoy trying out different locations. Everytime somebody uses their points to go to a different location at 7 months, that makes some space for somebody else to come in from a different location.
