Hello

We will be joining DVC over the next year or so - we are keen to purchase Poly Tower direct when it is released but we would also like an Epcot area contract & not keen on Riveria. We have stayed at Boardwalk and absolutely love it so this is top of our list. We don't really care about the 2042 expiration date - we are only considering 150-200 points and there's still plenty time to have wonderful trips between now & then.

We were considering buying this soon so we could get a few trips scheduled in, Poly is on our list but depending on pricing & timings it may be a year or so before we purchase there so this BWV contract would be our only for a little while.

My only concern is that we are from the UK, so we would be looking to have 10-14 night trips at a time. Mainly in May or September. I've seen people mention how hard it is to secure rooms even at 11-month windows for a week, never mind two. We would be wanting all nights in a BW/Garden/Pool view studio - is this doable for 10-14 nights?!

Would hate to purchase a contract and then realise we can only manage to secure a few nights at a time and that every trip would be a scamper for piecing together 3/4 nights over multiple resorts.
 
When you are staying for that length of time what type of accommodations are you trying for?

Looking at Point charts it looks like 200 would get at most 13 nights in a Pool/Garden studio without borrowing.

If you are able to fight with the walkers or pick up there scraps then 200 in a standard is definitely doable.

If you are looking at 1 bedrooms it is about 6 nights or if you’re able to get standard 8 nights.

I always look at the higher points as those generally don’t get booked as fast.

Play with dates by googling David’s Cost Calculator (sorry not sure if link is allowed)

Plug in dates and at the top change it from US dollars to points on a computer if on a phone it shows both side by side.

As long as you are okay with the pool/garden view I think you will be fine if booking at the 11-month window during May & September. The standard view rooms are the ones that are walked pretty much year round and always a fierce competition to book.

If you are buying BWV resale then by the time it closes you may be out of luck for May but next Sep should be fine
Can’t say I can recommend buying BWV direct, you would be better off renting
 
Yes. Your biggest “challenge” (more of an annoyance) will be that the system only lets you book out 7 days initially so you’ll have to keep logging in and extending it.
Hmm, I didn't know that, so good to know. Even though i don't think id ever be trying to stay in the same place for 8 or more nights. :)

My only advice is "Buy More Points" :D I found out quickly that we always needed more points, and add-on-itis is REAL:earboy2:

That's me, I'd be hooray, I'll check out two different resorts (or get resorts near different parks) for 4 days each. There are sooo many cool options for the resorts!
 
Even resale , as much as I love BW I have rented points at $18 so I would really need the contracts to drop further to justify the TVM equation.

Further than what? $100 for 18 more years... 11 month window, no third party cancellation or modification stress, rent to others for $30 in years I don't use the points... It was a no brainier for me to get a small contract. Pays for itself. Positive NPV. Couldn't be happier.

You should look at rental rates - you will not get $30/point. I rented out points this year and was lucky to get $20. Unfortunately, rental rates have not been increasing (especially compared to MF) I used to pay 20/point and now I have found 2 members who rent for 18/points. All I have to do is call them and Paypal - easy as that.

100-point contracts are currently at 120/point + closing cost so around $15.50/point vs $18 point rental. That does not beat the TVM calculation.
 
If you know you want to go over many years, then I would buy resale over renting for the simple fact that you have complete control and flexibility over the reservation.

Lots of BWV contracts have hit the market… small ones go lightning fast, but with larger ones there are definitely deals to be had!

I think 14 days in a studio at the same resort is a lot , I made that mistake early on when I bought Poly points, I loved that resort so much I thought I would never get tired of 2 weeks there every June in studio. We got tired of the food options staying that long at one resort and BWV is not known for their quick service food options. I know Epcot is right there in walking distance but sometimes you just want to eat something without alot of work.

When we do a 14 day stay we plan our resorts around our park activity to avoid transportation time you might find yourself at AKL a few days to do AKL then move up to Poly for MK days and then over to BWV for Epcot and Hollywood studios works well for mid day breaks which is a must for us. We don't usually plant ourselves at one resort for 2 weeks without 1 bedroom for kitchen with full size frig to store some food options if we get tired of pool bar grub options.

So, you might want to look for 2 home resorts on the resale market, so you get 11-month window for a week at BWV and maybe 2nd week at different resort so you're not waitlisting at 7-month window like I was with 275 Poly points and not wanting to be there for 2 full weeks every year. Pizza Window
Trattoria Al Forno
Leaping Libations
Carousel Coffee

Then you can go to Yatch Club, BCV, Dolphin, and Swan a short walk. Hop on the Skyliner at BWV and you open up all those options at those hotels or walk into Epcot. There are a ton of options for dining

Fair points. I'm referring to private rentals where you can get $30+ for a SV studio during peak times. Agree if you're looking at small contract prices vs. having someone willing to rent to you at $18, it's a tougher decision. I'd still say if you think you'll do that over several years, want complete control, are willing to rent on the private market, can snag a near-$100 contract loaded with extra points (good examples of recent deals at https://www.dvcrofr.com/dis-data/pricing-trends), and consider that resale value could still be decent in 9-10 years if you wanted to get out... I'd vote for owning :)

Looking at the website (thanks for that ) I would buy if I could get $100 / point for 100-150 points, but not at 120/ point. I can never find these great deals. I get flat rejections on all contracts @$100/ point. Granted my Oct use year is also a hassle, I wish I knew that different use months make it much more difficult to add on. I would have insisted on December contracts.

I have seen the private rentals where they advertise at x percent off Disney rack rates which are at like 25 -28 a point but I know I can rent off the board sponsor for much cheaper with some cancelation protection so I don't think that $30 is a number I would use to make a decision. in addition to the difficulty ( nevermind the ethics) of walking an SV to get those peak rates is quite a hassle.

Also, keep in mind even $5/point more at 100 points might make all the difference to a Seller. I admit I've paid a little more per point to get just what I wanted ;) and $500 more spread over the life of the contract is pretty much a non issue.
