Confused already! Availability?

We just bought AKV today. The deal we got included points for immediate use. Our guide called MS to see if we could get a studio for August, and they offered us OKW or SSR. BUT...
When I go on the regular WDW site they are showing a savannah studio for the week I requested. Is there some reason that those rooms are available on the regular website but not through MS?

I am going to ask our guide about it again tomorrow, because if AKV is available we would REALLY like to stay there!
 
The rooms you see on the Disney site are NOT the same rooms you book through MS, so seeing them there does not mean they are available through DVC with points, only with a cash CRO reservation.

Rooms that are available for cash, while physically the same rooms as DVC rooms, become available for cash nights from several sources.

1) Unsold points. Any points that remain unsold in completed buildings still belong to Disney, and are made available for cash reservations, promotions such as "developers points", or anything else Disney may choose.

2) Member trades to Disney collection, adventures by Disney, Buena Vista Trading etc. When a member uses points to trade to a non-DVC location, DVC rooms become available for cash to recoup the cst of the trade. In theory, the room is being used by a DVC member, they are simply staying elsewhere. This is where most of the cash rooms come from.

3) Unreserved Inventory (breakage) any DVC room not reserved by DVC members is turned over to cash reservations at 60 days out. Part of the income from thse rentals offsets our dues, listed in the budget as breakage income. Rooms turned over for cash at 60 days can be recalled for DVC member use on points if not already reserved for cash. But this is probably the smallest source of cash rooms, and the only one that can be reclaimed for DVC use.

4) Points retained by Disney/DVC. Disney/DVC retains about 4% ownership in the DVC resorts. The purpose of this is to allow for some rooms to go out of service for scheduled rehabs and maintenance. If a room is not needed for this purpose, it is turned over to cash reservations.
 

Ask your guide anyway. When I bought in my guide told me to call him if there were any problems w/ my first reservation. I couldn't get a room for when I wanted to go, he called me back a day later and I was set :)

I should be hearing from my guide today to get things all finalized, so I will ask him to double check about AKV. Our dates are flexible, so maybe we can get AKV for the week before instead of the week I asked him about.
