Closing Fees and Yearly dues

Hi.

I'm looking into buying DVC points in the next couple of years. With trying to figure out exactly how muc it does cost, I was just wondering how much are the closing fees? Are they every year? Yearly dues? Are there other fees? How much and how often?

Any help would be GREATLY appreciated!

closing costs for a first purchase (direct) run about $250. closing costs for a resale purchase typically run about $325-500. closing costs are a one-time charge for purchasing a real estate interest in DVC.

(adding on more points by buying another contract through DVC is free of closing costs...resale purchasers are charged on each contract.)

annual dues (or "maintenance fees") per point:

so if you own 100 pts at BWV, annual dues for 2008 are 100 x $5.04 = $504. you typically pay on the first of january or else have it taken out of your checking account on a monthly basis.

there are no other fees. (if you buy a beach DVC resort like VB or HH, you do risk hurricane damage or something resulting in a special assessment to rebuild...but nothing like that has happened so far...)
