Closing Costs

I'm reading so much about the price of points on a resale, but nothing about what closing costs work out to be. We're buying SSR through DVC because we need their financing, but will definitely be adding on asap. So, can anyone give me some figures so we can plan ahead.

We haven't even gotten any paperwork yet and I'm already planning an add-on! I fit right in here ::yes::

The brokers have a flat fee they charge for closing (for example, we paid $525 for 270 points). I figured out our cost per point on the 3 contracts we've purchase and found that closing costs ran an average of $1.90 (1 was $1.85, the other 2 were $1.95). There is also a Disney transfer fee of $100.

Keep in mind that the buyer typically pays the maintenance fees for any current year points that are available on the contract. Depending upon the size of the contract, this can easily add another $1000+ to your costs. Although this is negotiable, contracts seem to get through ROFR more often when the buyer pays these fees.

HTH!!

Thanks! That helps me to compare a little better with adding on at SSR rather than somewhere else. Since we can do as little as 25 points there, it will probably be our best bet for the forseeable future since it will be selling for a while as the new resort.

I think I'm obsessed!

Yes, when purchasing a smaller number of points, going through Disney is definitely the way to go.

Granny, a regular poster on this board, coined the term "add-on-itis"!! Sounds like you have a serious case of it!!
