Closing costs on resales?

Are closing costs for resales based on a certain amount per point, or is it more of a flat fee type of scenario?

Trying to crunch some hypothetical numbers and figure out if it's better to purchase a small BCV contract (let's say 50 points or so) from the resale market or through Disney. Anyone have any thoughts on that? If it matters, no financing would be involved.

I think closing costs are pretty much a flat fee. I have heard there are no (or limited) closing costs direct from Disney.

Here's what I paid for 220 points.
Closing Fee $292.80
Title Insurance $85.10
Recording Fees $18.50
State Tax $103.60

I also paid some of the prior paid maintenance fees. That was negotiable and isn't really a "closing cost" as I did get full-year prior year points and full-year current year points in the deal.
 
The fees are a set amount but they do vary by the number of points you are buying. We bought last year through TSS and we paid $322 in closing on a 50 point contract. That was the same for a 25 points contract as well.

I think it goes up from there.

If you are buying direct through Disney there may or may not be closing costs depending upon which resort you purchase as your Home Resort.
