I have heard a rumor that beginning monday current menbers adding on might be charged closing cost. Has anyone else heard this.
 
Not heard a thing about that. I sure hope not, else I'll continue to stick with resale

Wow, that would make the price to buy direct even higher...though it might help boost up the price of resale contracts since they would be on an even playing field for those extra costs. Interesting, but I hope not.

Where did you hear the rumor?
 
Have been trying to decide if I should add on at BLT or Beach and the guide sent me an email today. In her email she says MAY be charged. so it could just be a ploy to get me to decide or it could be real

It does sound like it is a tactic to speed up your decision-making. "May be charged" is like it may rain or it may not rain. No commitment to either, but it gets you to think about it.

I don't think that's true or else I would have heard about it this week. We just added on at BCV through Disney and my guide said nothing about it, even though I specifically asked about closing costs. The points aren't quite available yet so I think she would have told me if we were anticipating any additional fees.

It was two to three years ago that Disney began charging closing costs for new purchases. Prior to that they covered them. I wouldn't be surprised that they would decide to stop covering them for add-ons also. They may feel they don't have to with the resale restrictions they have established.

If you don't mind me asking, why are the points not quite available? We had been speaking to them about adding direct at BCV, and as recently as about 2 weeks ago we were told that there were "plenty of points available"...

We ended up buying a BVC resale contract, and I'm hoping they don't snatch it up through ROFR....but if your post means that they literally didn't have points to sell you yet, then I suspect I'm not getting my resale contract!
 
What will they think of next. hope it is just a rumor, buying from DVC is getting costly. There are a lot of changes in the past few months. At least resales prices are low at this time so closing cost are bareable.

It could be based on a specific UY. The PP may have been looking for a UY that is out of points.

It's kinda of odd that the guide would say that at least compared to the one I correspond with. My guide NEVER says anything in emails that deals with price, costs or anything else like that. All she ever writes in emails is to give me her phone number to call.

I can only hope. When I spoke to them directly about buying in, they didn't hesitate to tell me that they had plenty of points. Since my resale contract is not going to be out of ROFR until after the 3/20 deadline, and I want a fully functional membership, I am panicked about them snatching up my deal.

Well, we are purchasing from CA, sooooo, the points must come from a unit declared to be sold in CA. I am also making some changes to 2 master contracts to combine them into 1 so my stellar guide advised me not to take the points until the changes are done to avoid any problems.

Finally, September is an impossible to find UY for BCV. Another reason for me to buy direct versus resale....
 
Why would DVC penalize you for buying directly from them? They want you to buy directly from them. They don't want you to buy resale.
 
Now I got it. DVD is going to roll out its new tier program but first it has to take away no closing costs for add-ons. Then the new tier program will be that Disney will pay closing costs if you add-on a certain high level of points or add-on after you already have a certain amount of points.

So this is how they will make their money. People adding on after 3/20 will feel inclined to do so directly b/c their original points will be unrestricted, and they will want their new points to be unrestricted as well, so Disney will charge the closing costs, adding about 3%-5% to each contract.

Force everybody through the same door, and then charge a cover.

Wow, interesting!

Maybe they will pay closing costs for a minimum amount of points, perhaps? Remember when they used to require at least 160 points per purchase? Maybe they will entice new buyers with paid closing costs if they purchase xxx amount of points.

Well, I will be interested to hear what happens!
 
We had been considering an add on earlier this year, but chose to buy more points via resale instead (in ROFR now). Our guide just called with an update. She said that they're having a meeting tomorrow and it's likely that closing costs will no longer be covered for add-ons. It sure sounds like they have something planned. :confused3

That will make direct purchases so expensive. Wow.
