It's really no different than sending someone else, you simply make or change the reservation to their name. You do have all other issues of an 18 y/o such as rental cars and the like. Unlike most other timeshares, DVC does not have a higher checkin age than the legal age of 18 so you'd be OK there. Also, while they could approach it like cruises where if any of the party is under 18, someone has to be older like 21 but they haven't thus far. As noted, no membership perks that any other guest wouldn't receive even if she takes your card with her.When a child turns 18 how does it work with your membership? You have to PAY to have your child added as an owner? DS will be 18 next month and I was wondering about adding him. If there is no reason to add him now we will just wait a few years. If he wants to go and stay on points I will make the reservation for him. He will be living with us until he finishes college, so we have PLENTY of time to investigate the legal ramifications of making him an owner.
DVC currently has no transfer fee but you have to go through ROFR and change the deed, this can be under 450 for a single contract or as much as $500 There are companies that will do it for much less, one for around $100. The advantages would be if he didn't live with you legally or possibly, made trips on his own. He becomes part owner, it has implication for FAFSA for college and if he has any financial issues, the contract would be at risk. It depends on why you'd add him. For perks it only matters if he lives at a different address permanently or will go without a registered owner. For legacy issues, I'd suggest discussing with your lawyer for such. As for doing 3 contracts, it's not that much an issue. You might be able to get the ROFR on one single letter, 2 pages and 3 deeds. Recording costs if you can get the deeds down to one page, which you likely could do for quit claim, about $50 plus mailing. To get someone else to do it would depend on whether they'd combine them to reduce costs but worst case scenario for the lowest cost one I know of would be around $350-400 total.Good to know! That's the process they use, it's just a technicality, there's no risk to adding or deleting someone and reservations are not cancelled.You have to go through ROFR to add someone to your deed? That doesn't sound right. You are not selling your membership, just modifying your deed.

I'm guessing you don't have other timeshare experiences else you'd see it as normal to easy. It's the consequences of doing this as a deed. Technically the only transfer they legally have to honor is that upon death. Given that some try to slide by committing fraud to transfer to distant family and friends to keep the qualified benefits or to get a cheaper price through ROFR dishonestly, they do actually have to think about this. Previously they had a transfer fee of $100, some other timeshares have recently increased their transfer fees. If they had a transfer fee, it'd apply to each and every change being discussed. I'm surprised they've gone without one at all. Bluegreen just increased from $250 to $450 per contract and the Marriott Trust points are upward of $2200 and up depending on contract size. I'm actually working on several BG transfers right now and we've been there about 5 months so far. Fortunately I got in before the transfer fee increased.It still seems like an odd set up to me.
