I have a ressie for 4/5 @ Ohana breakfast. Do I have to stay at a WDW resort to attend this breakfast? If not, will I have trouble entering the resort to go to breakfast? Any help or advice would be great.

I think we will rent a vacation home for this trip, but the kids would still love to take advantage of the character meal.
 
are open to anyone staying on or off property. There is a slight reservation advantage for staying at a Disney resort but that's not important for your question.

You can park at a resort for up to three hours for an ADR. Usually you will be stopped as you try to enter the resort parking area. The guard will ask for your ADR number, check against a list and give you a pass to display in your window. If you want to go to a park after your meal, you'll need to exit the resort and park in one of the general public parking lots. There will be a parking fee for that. With three hours of parking, you'll have some time to look around the Poly for a little while after your meal if you wish.
 
Our little ones loved the 'Ohana character breakfast. The character interaction was terrific. If I remember correctly you can just drive up to the Poly guard desk and tell them you have a reservation. You may need to give them your reservation number. They will give you a parking pass.

No you don't need to be a resort guest. You should not have a problem parking, just check in with the guard at the gate & s/he should give you a short term (3 hr) parking pass. Alternatively, if you want to park once for the day and be done with it, and then use Disney transportation for the rest of the day, you could (pay to) park at the TTC and just walk over to the Poly. It is a very short walk, 10 minutes or less.

TTC is the Ticket & Transportation Center, the main parking area for the MK. It is where you catch the ferry or the monorail to the MK after you park. You can also catch the Epcot monorail there, but Epcot has it's own dedicated parking area. It is also right next door to the Poly. I'm not sure how much parking currently costs, as I have always stayed onsite & used Disney Transportation. But if you are staying off-site & driving to the parks, you will be having to pay to park anyway.
