CCV Purchase Help - Does my math make sense?

I think your resale value is low after 16 years of ownership. As long as DVC buys back contracts they will hold value OKW has 23 years left and sells for almost $100 a point and it originally sold for about $50 a point. With DVC annually raising the price of pre existing resorts most sell for around or more than original pricing.

I agree it held its value. Essentially that 50 a point is about 100 a point.

I think CCV (which I do own) is in a tough spot with another DVC resort at the exact same location that will drag down the resale a bit. Uneducated buyers won’t realize the difference and feel that CCV can command above BRV. And if they resell BRV at expiration there will be other issues with CCV.
 
When I run my math I skip guessing future maintenance dues, I know they go up but historically I think they've stayed pretty close to inflation overall so that allows me to look at it in today's dollars and makes the comparison to renting easier for me (I multiply the current dues out till end of contract)

We were very close to adding on at CCV...incentives brought it only about 3k more than resale for 150 points...so don't dismiss direct If you really like CCV but definitely factor in your interest and don't try and predict resale value.

Lastly, I haven't seen CCV points rent for 15..if you want to assign a rental rate to CCV I would say at least $17pp
 
The only way CCV points rent for $15 is if you're selling them via an agency. Which has its plus side, as you don't have to wade through the availability requests and the "can you book me AKV Value" questions. But the downside is that you'll get $15pp.
 

Another negative for CCV: as you're buying 150 points, I guess you're looking for studios. Those are already a problem at CCV. They have sold a lot of points for the cabins, but most owners will never have enough points to book them. This means a lot of people competing for the other room types and for studios we're already seeing problems for booking even at 11 months for the busiest DVC seasons.
Since you're looking to own for 16 years, why not buy BRV resale? It costs half out of pocket than CCV, has lower MF and while it expires in 2042, that won't affect your plans much. You may even buy a smaller contract now and add on later, so you don't have to finance. And I've never read about someone having to walk a reservation for BRV, even for Christmas.
