Can a renter re-sell points if their plans change?

We are considering renting some points/a reservation for the first time. We would not like to be put in a position where our renter cancels and then we are responsible for renting the points again. Although we will not be selling banked points, we have a situation (explained in another thread) where it will be problematic for us if we have to bank these points. Does anyone pretty much ask for all of the money up front, or within a week or two and then make it the renter's responsibility to re-rent the reservation if their plans change? It is complicated enough dealing with our own plans changing much less someone else's. Can a renter re-rent the reservation? And is asking for all of the money when the reservation is transferred in their name fair? It seems very fair to us but I want to make sure that we are following accepted protocol before doing this.

Since these are all personal transactions, you can do whatever you feel comfortable with. If you find someone who agrees to your terms, then go ahead and rent to them. I don't know that a renter can re-rent. However, you could make it clear that you won't refund money or make changes. Whether someone agrees to those terms is debatable. They may if the price is right.

If a renter can't use the reservation, I suppose they could send someone in their place. However, that person's name wouldn't be on the reservation unless you became involved again and I don't think the new person could check-in. A renter could not get MS to make any changes.
 
Many members who rent have a no-refund policy after a certain point in the transaction.

If the renter needs to cancel- the "points" would be theirs, but you can offer to make a new reservation for them or change the name to someone else. The renter will have no ability to make any changes (names, dates or room type)- that can only be done by the member who owns the points (not the person renting them).

Since everything is negotiable, you can ask for any terms you wish and I would suggest that you make sure you are protected in the transaction.

The other thing you might want to consider is a transfer to another member. This way the points are in their account and the deal is done!
 

I recently rented to a great person, we agreed that the points are theirs, if they cancelled they would have to make another reservation, no refund, I collected the entire amount (10.00 pt.) upon confirmation and explained to them when the points expire and that if their plans happen to change I would help them in any way to make alternative reservations for them. This was agreed upon by them, they did not change reservations and had a wonderful time. I will not rent to anyone unless this arrangement is agreed upon. Maybe this is not the way to do it, but I don't want to be desperate to have points after cancellations I don't have time use and desperately sell for less than 10.00 pt. I believe the renter and the rentee can agree upon any situation that works best for all parties involved. Joachim
 
I put the following at the end of every e-mail correspondence to a renter. This does not allow them to say I don't remember it. ( I generally have 4-10 correspondence per renter.)

"As a reminder, this reservation is nonrefundable. Based on avail. at Disney I may be able to change it for you or you can transfer it to someone else if need be. Also remember as a DVC guest, you will be required to give a credit card at check-in for any incidentals or room charges. Also, there is not daily room service. There is a Trash and Towel service on Day 4.
Additionally, based on a recent bad rental experience, if the final payment is not received by the due date, it may result in my
canceling part of your reservation.

I think this makes thing clear. In fact, I just had a renter e-mail me saying "I know it can't be cancelled, but what do I need to do to transfer to someone else"
