These are all the Boardwalk Villas third-party sales recorded during the month of May, re-sorted by the date written on the deed, which is usually closer to when ROFR was waived. You could expect that the actual price was negotiated 3-4 weeks earlier. So this is lagging by about 2 months.

One unusual sale at the very top - the transaction was one couple quit-claiming their half of a sale they had bought several years before with another couple who live in the same town. Probably a good story there. They didn't get a ROFR waiver, or at least didn't file one. I wonder if that'll cause them grief when the final couple gets ready to sell? Anyway, I didn't include that one in the median calculation.

Median sale price was $69. Median ROFR price was $64.
 
Okay they must be lagging the 200 point contract at 65.00PP was taken in April but it was an Oct UY and is not on the chart yet the one taken in Mar 222 points is on your list. There should actually be 2 - 200 point Oct UY contracts taken days apart same seller one for 65.00 and the other 64.00. I also know around the same time there were several contracts taken at 68.00 - 69.00PP.

Ah, I see the ones you're talking about in June - they were recorded on June 4th. Same seller, October use year, 200 points each, $64 and $65. Yup.

The sellers bought those two parcels almost exactly 13 years ago in 2000 for...$65 per point.

I see that kind of thing a lot, actually, where the sale price is exactly or nearly the original purchase price. People often are psychologically tied to their purchase price and don't want to go any lower.

For collecting a median price did you take the data from those small point contracts? If you did I do not thing that will represent a real buy median price.
