Buying Vero Beach to use at GFV...

I wouldnt buy a VB contract right now if it was free .
Sadly agreed. The maintenance fees are so high, even if the buy in cost were 0 and you magically didn’t pay for closing fees and etc. the price per point is barely less than a direct RIV/VGF (maintenance fees+buy in cost) per point per year assuming you got over 150 points. When you add in resale, forget about it lol. The only people who should be buying Vero are people who love that resort and want to stay there regularly.
 
VGF is not just studios, has two real bed options (only park adjacent resort with this), and has around 25% less studios (75-100 less).

While VGF is not tiny anymore its still one of the smaller resorts.

POLY is around after BLT if I am not mistaken as well and it comes down to how POLY is setup with only studios and a good amount of original buyers who likely trade out to get a 1BR/2BR at some other resort.



Why October? Are you trying to travel during the busiest time of the whole DVC year? Oct->Dec timeframe?
Since my kids are elementary school age I'm going to be traveling during holidays mostly for awhile. The only other time might be June (month after banking deadline, but if had to reschedule would be during summer when we are more flexible and possibly more availability) , but after going in June last year and experiencing 105 temps and 100% humidity I don't think I want to make that the preferred time for a long time!
 
I see a VB 50-point contract for sale at $70 per point, an OKW 50-point contract for sale at $98 per point, a VGF 50-point contract for sale at $175 per point.

VB maintenance fees are $12.85, OKW MF are $9.36.

If you are buying these point to stay at VGF, it could be challenging once VGF2 is sold out.

If you are flexible, go for the OKW contract.
wow I must have been looking at really outdated blog post of current dues, I thought they were $9 something at Vero.

Getting holidays at 7 months, especially at VGF will be difficult. It’s very DVC popular and most owners book right at 11 months.

Owning an offsite resort forces you to wait and you could end up not finding what you want anywhere..even SSR, OKW and AKV can be tough.

So, if you want WDW, I might buy at least something there, if you don’t want to pay VGF prices, just so you can get something at 11 months and switch if you can.

Expect things to be much more difficult at 7 months than. Summer is easier by far and probably the best time to buy sleep around points if you were going to do so.

Studios will be hardest to get as well so if you do plan on using points to switch at 7 months keep in mind what the point requirements are for 1 bedrooms.

You have zero flexibility which works against you in not buying where you want to stay. Worst case if you couldn't get a room you could rent out your points and stay cash or buy someones confirmed reservation online.
