Buying Direct from Disney - ROFR and Currently No Waitlist

This is for all you Disney DVC veterans that has seen the strategy of direct sales by Disney change I am sure several times over the years. Currently since Disney has closed all wait list and are only selling two properties, why especially in the latter part of 2015 would they continue to exercise more than normal ROFR?

I would think they continue to have enough historic points to sell the additional 24 per UY to a needy member. What other purposes would Disney have to exercise the ROFR if they do not plan on selling other properties direct again in the future?
 
They still sell all resorts direct. While the waitlists are closed for BCV, VGF, and VGC, there are still people on the waitlists. And all other resorts are available.
 
Yep, I just put a deposit down on BLT today. Direct from DVC. They allowed me to make a reservation for July at BCV!
(I am also waiting for my resale BCV to close. . . Which will be in another 5 months. Don't get me started on that long timeline!)

Making the summer reservation at BCV was something that I could not have done that without buying direct. Poor planning on my part. I guess this is why people still buy directly from DVC.

You could have paid cash for the BCV reservation. The price difference between direct and resale should still be greater than the cash reservation unless it's a very small contract.
 

Yep, I could have paid cash. However, if I were to pay cash, I would have stayed at Yacht Club which (at today's prices) would have been $4573 cash for the dates that I wanted. The price for a fully loaded BLT contract would have been around $120 per point. So I spent $50 per point extra by buying direct. Which means a total of $5,000 ($50 per point x 100 points).

I have a 200 point BCV contract that I won't be able to use until May (papers signed in Dec but not even into ROFR yet) which means that I can rent out all of those points this year. If I got $14 per point, I would earn $2800 (assuming I can rent them all).

So, between (1) the peace of mind of having our summer reseravation (2) at a decent cost at (3) the resort I wanted and being able to (4) rent out the BCV points later this year, I went for it.

Plus, I'll be able to register for the Typhoon Lagoon event in July by next week. And that makes me very happy!

I was under the impression in reading the threads that when the wait lists were closed, that request already on the wait list would not be filled, either. Understand now.

Only money drives Disney, if they need more points to sell and they aren't getting them from buy-backs and foreclosures, they will increase ROFR.

BWV is currently available? I was under the impression that there is a waitlist for it.

I am not sure that closed always means closed

Disney will choose to sell any points they can make there target margins on

I would purchase VGF direct and told the rep so but he just sent me a brochure for Poly and didn't sound like he would ever follow up so now I'l go resale I guess. But I see where you're going with the figures. If I could buy VGF direct, I would rather than the $7500 rental!

VGF, VGC and BCV are the 3 resorts that are not available direct now per very consistent reports. All the others seem to be and it just depends on availability, what the waitlists are like etc as people have continued to report buying them although it's infrequent because there is such a difference between direct and resale.
 
Hmmm. : ( Well, maybe they will start buying back the resales on those. Super weird. We only were introduced to VGF Oct 14 and by the time I had done my research it was sold. Wahhhh!

They may buy back because they have people on the waitlist that were there before they closed them, but as you know it's not that you are shut out of VGF, there are resales.

This is good news for me as I have a contract in ROFR and another on its way! :)
 
We were able to get on the waitlist for VGC points before they closed the list. We put our refundable deposit (I think it was $500 or so) down in March 2015... so almost 12 months and we still have not been offered points. We requested 250-350 points.... I keep e-mailing our sales rep every couple months but he just says the list is long etc.

And so why are you just not looking at resale? Or maybe you are. There seem to plenty of good VGC deals out there...
