Buy through Disney or realtor?

Hi all - we're seriously looking at buying into DVC. I've been doing my homework & read what the Timeshare store has to say about buying through them and can't say I'm convinced that's the best way to buy.

Please help if you can, what are the benefits of buying your first DVC contract though Disney?

The benefits of buying through Disney are:

Easy financing of your purchase
Almost instant access to your purchased points
No worry about ROFR

Buying through a reseller allows you to pick the resort that you want to buy at. There is no difference in the way you are treated by Disney.

I bought thru Disney and it was a peice of Cake. The main reason was because we had a trip planned and wanted to use the points asap. I did not have time for Timeshare Store closing and the potential ROFR by Disney. Also, with the discount Disney is offering at SSR it works out about the same price PLUS YOU GET 150 FREE POINTS TO USE from last years bank (NICE!!!). Anyway my agent was Linda Scolaro-very nice and informative. Give her a call and tell her brad from mississippi sent you :)
 
I just closed on my first contract ( a 100 pointer) through the Timeshare Store. Could not have been easier (Thanks again, Jason)

I went the resale route because it was the only way I knew to purchase less than the 150 points needed to buy though Disney. Now I can add at 25 point minimums through Disney (or TTS) until I get the total number of points I want.

Why not buy the total now through Disney ? Because, later in life if I want to shead some points, I can sell off the subcontracts, which I couldn't do with one big one through Disney.
 

something to keep in mind when buying through the timeshare store, and I am not in anyway knocking them, they are a fine established business, you need to pay attention to WHEN you can use points.

Many of the resales have used this years and next years points leaving you 2 years out till you can use your vacation again.

Pay attention to the day the points are available, the cheap ones almost usually always have no points or minimal points to offer for a year or two.

It is possible to buy other resorts , other than SSR through Disney also, so if you dont want SSR and you do want to use disney, you can be waitlisted
 
The above poster is correct in that some contracts have already used all current and borrowed points. Or you could get lucky like we did. With our contract we got over 100 banked points.
 
I bought through Disney and I gave my Deposit a week ago Monday , I have already received my confirmation for Aug vacation and I have not even gotten any paperwork yet about buying. ( Congrats Brownsoup , I'm still waiting for my papers :confused3 )

You can save some serious $$ by going resale, and find the right contract (not stripped - no current points) if you're patient.

The only reason I would look at Disney at this point is the incentives to buy SSR (Annual Pass I think was mentioned), but I don't want SSR....

The only downside on using resale route is the wait - about 6-8 weeks before you're in the system.
 
1st purchase through the Timeshare Store. Great People to deal with. The ROFR takes a little time (it seems like forever but was only about 2 weeks) but this is beyond their control. Saved some $$$$ and got some banked points which was a nice bonus. For a bigger purchase, I would not hesitate to use them again.

2nd contract straight through Disney as it was a small add. IMHO, Smalller contracts (50 pts or less) come close to the TTS prices and for a few hundred more you can have the points at once if buying through Disney.

We bought in 2000 at the BW and we saved money doing it resale. We paid 54 dollars a point then and our member cards say members sice 1998. They just tranfer all the old members info over to us so we did not loose anything and it was just like we bought it from Disney! :)

I would strongly disagree with the above poster. If YOU take the time to look and check often, there are GREAT deals at TTS. All of the packages I bought from them have had at least 1 years (current) points available, as well as next years untouched. The last three resales I purchased were all triples.

Some stripped contracts are available, and usually at very good prices, remember, the posted prices are only ASKING prices.

But, the good contracts go fast, so you need to check 3 or more times a day, so you don't miss out on them.

Thanks for all the great replies everyone! Yesterday I thought I had decided for sure I wanted contract through Disney, but today I'm leaning toward a resale :/ It sure doesn't help that DH isn't into Disney like the rest of us - he hasn't even seen the DVC units (last year we vaca'd without grumpy & this snow white and her dwarves were much happier for it! LOL) I'm thinking I just need to take him there a few days to see them in person... that will persuade him! anyone have a backup plan they've used on their S/O incase it doesn't? :goodvibes
 
While I recently purchased VWL through Disney, it was only because TSS did not have the contract, UY and price that I was looking for. Maybe next week they will, but at the time I bought Disney was better. It simply comes down to what the inventory is like at the time you want to buy. You really do need to study what is offered and particularily pay attention to the last 4 digits of the code that TSS uses...it represents the date that the contract was posted...the good contracts go quickly.
The last and in my mind most important item to check is the ROFR listing..it can usually be found on disboards and it is a continously updated posting so it ususally has around 2000+ posts, so it's easy to find. Go to the last page and look for the latest updated ROFR list and look at what has and has not passed ROFR at Disney. If you are interested in BWV and Disney has consistantly bought all BWV contracts at $86 or less and passed on those at $88, then regardless of what the asking price or agreed price is at TSS, I would not chance a price lower than $88, unless you are a real gambler and would not mind being disappointed.

As I said I wanted VWL and I wanted 2005 points that I could bank, so I was limited to OCT and DEC UY...TSS did not have anything that fit my requirements, but Disney had both UY available...so it was Disney. If you have flexability and do not mind waiting, you can probably find what you are looking for at TSS or another resale company. ALso, when I called Disney they had inventory for VWL with the right UY...maybe today they would not. If I was interested in OKW, SSR, HH or VB, then resale is generally the way to go cause the Disney price is simply too high, but for the smaller resorts it becomes a toss up of availability, costs, ROFR, etc. Good luck...
 
Ive done both.

Disney is more expensive but FAST.

Resale is longer, but cheaper!

I prefer resale.

I don't get everyones frustration with ROFR... so youd rather pay more thru Disney so you dont have to go thru ROFR? Can't wait two weeks?! Come on.
 
Not to split hairs but, all real estate agents are not realtors;) , those of us who are have additional education, including ethical training/code of ethics to which we adhere.

Only way we could buy where we wanted to stay was w/small initial resale in the UY we wanted. Then added on directly thru DVC @ different resort for that home-field advantage (min. of 25 point increments on cash basis, no closing costs).

Still waiting for next best thing:wizard: to purchase in order to complete our pkg.

Recommend the TS store highly - very professional.

I'm new to the board as a member. I've been reading the posts for quite a while now but this is my first reply(actually 2nd reply, 1st was an error!!).
We've been DVC members for almost 2 years now and enjoy it very much. We're going to OKW 2BR in June with the whole family which includes 2 beautiful grand-daughters!
Now the reason for my reply- How do you find this ROFR listing. I looked but couldn't find it? Any help would be appreciated as DW is thinking about a BCV add-on.
