buy one day pass or upgrade park hopper??

I have 3 days left on a 7 day park hopper with 4 unused plus features.

If I upgrade to a 4 day park hopper, will I lose the plus features?
And where can you upgrade the passes at?
Can you do this at a resort or Downtown Disney?
Also how late if at Downtown Disney can they do this?

If I decide to just buy a single day pass, where is the best place to buy one?

Yes you will. You would get the dollar value of the unused 3 days of major parks admission applied toward the new ticket. You do not get the admissions from the old ticket transferred to the new one.

Guest Services at the resort should be able to handle it for you. You can also have it done at any Guest Relations window at the major parks or at either of the two DTD Guest Relations offices.

Also how late if at Downtown Disney can they do this?

DTD Guest Relations are open until 11 pm Sunday through Thursday and until 11:30 pm on Friday and Saturday.

If I decide to just buy a single day pass, where is the best place to buy one?

It will cost you the same amount no matter where you buy it. You can get it at the same places listed above as well as at any major park ticket booth.
