**I updated the data on SSR sales on 09/09/09**
There is a very interesting thread on the DVC-Mousecellaneous board (see http://www.disboards.com/showthread.php?t=2212548) that is tracking the declarations, points sold, and Use Years assigned to contracts for Bay Lake Tower. I thought it would be interesting to track the same information for the TreeHouse Villas at Saratoga Springs.
The data in the charts below is derived from deeds and condo declarations recorded at the Orange County Comptroller's (OCC) website. It is current through 09/03/2009, which is the date that OCC says it verified all recorded deeds. Although the OCC website has an automated search feature for some of the data, I still have to manually count deeds and points. I probably have made some errors in compiling the data, but I believe the numbers are fairly accurate.
On 1/22/2009, DVD made the 46th amendment to the SSR Declaration of Condominium, declaring 30 of the 60 THVs for the DVC inventory. DVD declared a total of 5 Phases which were numbered 138 through 142, and each Phase was divided into 3 units, labelled a, b, and c, such as 138a, 138b, 138c through 142c. DVD assigned two THVs to each Unit. By looking at the recorded deeds, it appears that DVD alloted about 30,175 points to each Unit. The total number of points generated by these 30 THVs appears to be about 452,625 points.
The first deeds recorded at OCC for one of these 15 THV Units was on 2/13/2009. Since that date, DVD has recorded SSR deeds for Units that were declared prior to the Declaration of the THV Units, but it appears the vast majority of current SSR sales are using the THV Units. For the purpose of this exercise, I have included data only from the THV Units (Units 138a to 142c).
Based on this data, it appears that DVD has sold about 102,035 points, or about 22.5% of the points that were declared to the DVC in January 2009. I presume that DVD will eventually declare the remaining 30 THVs for the DVC, which would bring another 15 Units and 452,625 points into play. Thus, DVD has only sold about 11.27% of the total possible points generated by the THVs.
Although DVD has declared 15 Units, only 10 Units have appeared on recorded deeds on the OCC website. It is interesting that the majority of THV points sold (53%) are being assigned a December UY. By comparison, DVD is assigning most BLT contracts a February UY. Although THV has one Unit assigned for each of the other UYs, I suspect that DVD sells contracts for those UYs only if the buyer specifically requests a non-December UY.
I intend to update these charts periodically. At the current rate DVD is selling SSR points, I suspect that I'll have something to do for quite some time. Since the last update, which reflected deeds through 8/18/2009, 70 contracts representing 11,544 points have been recorded on the OCC website.
