I have a booking question for all of you DVC members. I am buying a DVC contract that is already signed and has passed Disney's ROFR. My points will not start until september of 2011. We do not close until Feb 2011.

Now here is the question....Can I book in February for a December Trip (2011) if my points dont start until september? A member does not have to have the points in the bank in order to book right?

Im sorry if this is elementary......just dont want surprises.

I am under the impression that you will be able to book. Since your arrival date is after your use year starts.
 
Yes, as long as you are closed, and in the DVC system, you'll be able to book a December 2011 vacation in February with September 2011 use year points. Assuming the other owners at your home resort have not booked all the dates before February. The December booking window opens in January, and Thanksgiving to New Years is the most popular DVC time for reservations.

It can take up to 2 weeks, usually less.
 
You can always book a trip 11 months in advance at your home resort and 7 months in advance at all others.

As long as the points you have are eligible for the trip you are booking at the time of travel, you will be all set.

A Dec 2011 trip will take place in your Sept 2011 UY. For it, you can use 2011 UY points, banked 2010 points, or borrowed 2012 UY points.

So, once you are a member, you will be able to call and book a trip using those 2011 points.
 
As long as you are in the system, the only things that determine when you can call to make a reservation are the seven and eleven month windows. Use-years determine when you can use the points, but don't matter for when you call to reserve
 
So realistically, could I have a shot booking for SSR for the beginning of December in the end of Feb?

If not, could I book at the beginning of Jan as a regular customer, put my down payment down and fulfill with points after I'm in the system? Just to make sure I got a room.

You should be able to get SSR.

You could make a cash reservation but you cannot "convert" it to a points reservation. They come from separate room inventories. You would make the points reservation and cancel the cash reservation.

Regarding "points in the bank", your DVC account will have your current use year and 3 following use years. Once added to the system, there is never a case where you have to wait for points to be in your account to make a reservation. So when you close, you should have 2011, 2012, 2013 points in your account (September 2010 would be current year).

Do you normally see trends like all the studio rooms booking up and forcing me to book a suite? (not that that would be horrible, just want to get the most out of my points, of course)
 
We were in the DVC system 5 business days after closing (we were told it could be up to 10 business days, though). I was able to book OKW for the week leading up to Christmas at the very beginning of April, about 7.5 months out. I'm not sure how popular that week is with DVCers, but up to Christmas Eve the point requirement is low so it may be more in demand than the week after Chirstmas. OKW and SSR seem to have similar availability reports so I'm guessing you'll be fine making a reservation in February.

Nukker7, The first two weeks of December are very popular travel dates for DVC members, and studios are the size unit snapped up the fastest next to Grand Villas. As long as you are thinking SSR though, you shouldn't have as much trouble. You might have to change to a 1 bedroom, but that's not a bad thing!;)
 
Your probably right Diane, this will be our first trip as DVC members. I have read about all the amenities that you get by going to a suite instead of a studio. Not that a studio wouldn't be enough for us.

No suites in DVC. You have studios, one bedroom villas, two bedroom villas and three bedroom villas (or Grand Villas). Suites are only available through Disney directly at non-DVC resorts.
 
When DW and I vacation, a studio is big enough but we really love the size and space of a 1 bedroom. We have grown tired of Disney restaurants so we eat out less and cook in the room. The money saved goes towards our next vacation. :thumbsup2

:confused3Sorry for the terminology mix-up. I know that I will be happy wherever we stay at the resort. We are just excited to be a part of the DVC fam.

I apologize for going a little off topic, but to me it seems strange to have a signed contract, and passed ROFR but not closing for another 7 months. :confused3 Hopefully you got a good deal to have to wait that long (and be sure to check that what you think you are getting in points is what you do get. i.e. the current owner doesn't borrow them and use them before you have a chance to close.)

The member who is the original owner of the points must have a trip scheduled for Jan or Feb 2011. If they close before that time, the trip is cancelled.

I agree that the new owner should be getting something good out of the deal as well.

I have a friend who sold a contract this way. She had borrowed all the points plus she had an upcoming reservation. So there was a delay on the closing (but I don't think that long). She reduced the price plus subtracted an estimate of the following year's dues.
