booking first vacation

We are booking our first vacation on a DVC member and want to make sure I have everything correct and don't mess anything up.

We have a June UY, we will get 255 (June 2012). We are planning a trip in Aug 2012, but will need to borrow some more points. Do I need to do anything special to borrow points when I call (is this ok since I currently don't have points, but when we go will and will only need to borrow some)? My other question is say I book at my home resort and use 300 points (some of which would be borrowed) and then at the 7 month mark I switch and only use 270, what happens to those 30 other borrowed points? Do I have to use them before June 2013? Any help on understanding this would be very much appreciated!!!!

You can call tomorrow and make your reservation if you are booking your home resort. You are already within your 11 month booking window.
No you do not need to do anything special, MS can handle it for you.
Both banking and borrowing are final transations, once they are done, the points can NOT be moved to any other UY. They are in a use them or loose them.

If you switch to a reservation that uses less points make sure to ask the CM to release points from your 2012 UY. Then you can bank those into your 2013 UY. They will have to be used by the end of May 2014 or you will lose them, but that's better than the borrowed points which would expire 5/31/13.

You actually do have the points. If you look at your account at dvcmember.com, you will see June 2011, 2012, 2013, 2014. Points don't "deposit" when the use year starts, they are there years in advance for use based on the use year of the date of your stay. Your stay would be in your 2012 use year, so you can use banked 2011, current 2012, borrowed 2013.
