Boardwalk Resale

I have been told recently that there will be a $62/point minimum on ROFR from disney. I have also heard that the cost per point from Disney will be $80 starting on saturday.

Are these rumors reliable and is Disney up front about these issues.

The $80 figure is accurate.

The $62..or $58...or whatever is one reason why Dean wanted to share the details of his recent purchase. Disney does not publish any information about their repurchasing habits- all information about that comes from hearsay. Some of it is accurate, as people know what their offer was and that Disney chose to repurchase the contract- Some of it is based on assumption.

Dean's experience seems to imply that Disney does these on a case-by-case basis and looks at several factors before making their repurchase decision. I'll assume they look at contract size, currently available points and offered price (possibly current membership status of the purchaser on smaller than 150 point contracts).

Since Disney makes no public statements about these issues, all we can do is surmise based on the information shared by others.

Dean's experience certainly shatters some prior assumptions!

Thanks for the report, Dean! :)

(... and WELCOME HOME, again!!)

Congrats Dean! Very nice deal!

Do you think DVC would have let the deal go through if there was a wait list for that UY at BWV?

Actually, there's at least one person on the wait list for BWV with Dec. use year and that would be me!! ;) I've been on the list since January. But I'm not in a big hurry because I recently added on at BCV. So, in the meantime, I'm glad your deal went through, Dean. You got an excellent price. Congrats! :)

I am really impressed. We should hire you to negotiate for us!!

I'm just wondering why the seller was willing to sell so low and pay closing costs and maint. fees. Had it been listed very long? Was he in a hurry to sell? What broker did you go thru?

Email me and I'll tell you where I got it, I would prefer not to post here. I'm not sure why he wanted to sell at that level, I can tell you I would not have given any more than I did. The broker was willing to present and push the offer, I think that was the issue. Since I had already had one contract fall through and the broker was looking, I don't think it had been listed long. Frankly, that's about where the resales should be anyway, the current listed prices are much too high. It's kind of like the stock market a year and a half ago.
