BLT resale pricing

As someone who just looked at Poly, BLT, and other re-sale contracts, the #1 reason we did not go with BLT is the studios are just too small for our family of 4 (boy/girl kids who won't share anymore). So while the points are low, you get a room too small for our family of 4, while the Poly original studios do work for families up to 5.

I totally agree with this and have a similar situation with older kids.

But I try not to view everything with the goal of just stretching the points as far as we can. If I did, I probably wouldn't have bought DVC and just continued to stay at the Marriotts in Orlando where I can usually get a 1BR for ~$150 cash with the owner discount. We may actually still do the Marriotts on expensive DVC weeks (e.g., this coming Good Friday), but that's now a rare exception.

Our WDW stays do tend to be shorter, so we'll usually also try to stay in the studios that sleep 5, but I'm happy to splurge on a 2BR at Aulani or a 1BR (or nicer view) at WDW on occasion, because you do get something in return for the points.

When I compare the Poly standard studios say in the Oct-Nov season they are 22 points on weekdays while the BLT 1BR standard view is 33 points on the same nights. For those extra 11 points per night you get an extra 350+ square feet, a full kitchen, a living area, a dining area, privacy from the kids, and an extra full bathroom. Everyone's mileage may vary, but I'm happy to pay that premium for what you get. That extra full bathroom in the 1BRs at BLT and Kidani is a game changer for a family of 4+... (the split ones at the original VGF and the RIV studios are also very practical!)

That's what it is, it's the bathroom that gets me ever so slightly excited about BLT. I keep forgetting it has the extra. I looked at AKV contracts just for that reason, but bus only transportation feels like a trap to me.
 
I don't know that they were ever that low. We got ours a couple of years ago for $125 and I think it was a relatively low price at the time (contract was also 50% stripped of the current year points).
We bought BLT last summer at 110$ (full current UY and next UY). For a few months before and after, I watched prices closely. There were several sold in the 111-120$ range and I think two which were sub 110$. At the same time there were several sold in the 120-130$ range as well.

My very unscientific survey seems like prices have drifted up a bit but I still see people reporting purchases in the 115-120$ range (and still 120-130$ as well).

There will always be some variation - some are more price sensitive than others. Some contracts are loaded, some are stripped. Some are larger, some are smaller.

If I look at dvcrofr.com the prices have fallen a bit from when we bought in early 2023 but, excluding the "covid bump" it's in the same ballpark of 2017-2018. With the ongoing refurbishment, I wouldn't be surprised to see it go back up by a decent amount. That location is rivaled only by BCV and BWV in terms of park proximity at WDW.

I tried to purchase BLT in 2023 around February/March. I bid on 4 contracts and could not get them to agree to any bid lower than 160. I moved on and purchased SSR for $100. Both resorts saw significant drops later that year, but I wanted a contract by April/May that year to use for an August trip.

All the contracts I bid on were loaded contracts.

The way the last 3 years have worked out I am not certain I need a second contract even though I went into this expecting to make 2 purchases. BLT would have been one at the right price.
 
Wow. I remember I bought BLT resale for about $165 pp for a small contract 4 years ago and then sold it two years ago for about $155 pp. I didn't know the price has become this low.

I picked up a 125 point fully loaded (current, future, and banked previous year points) BLT contract in February 2023 for $112 a point. I could have had my pick of q dozen 100-160 point contracts for $110-$120 per point at that time.

Post pandemic, BLT point prices went on a nearly vertical trajectory, with prices going from $120-$130 to $150+ per point for 100-160 point contracts. It's no wonder that they fell back to the $120-130 range quickly. It was surprising that they continued to fall, but we often see a price decrease when a refurb is ongoing. Last February was the nadir of pricing, and the prices have been inching up since then. I expect they will increase $5-10 per point once the refurb is done.
