BLT add-on

Please help, need advice! We are trying to decide on a BLT add on. We (DH & DD) have toured the models and love them. However, the Contemporary Hotel itself was crowded, dated, and dirty. We dined at the CG in September and December. (The restaurant was great - the hotel, crowd, restrooms, not so much.)

We are considering a 40-50 pt. contract to bank and borrow for a once every three year stay. My DH believes rooms will be easily available at the 7 month mark after the resort is finished. I'm not so sure, and I'm trying to convince him that if he is right, our resale value would still be good. (Even compared to our 401k!)

So what do you (particularly long-time DVC members) think? I know its not an investment, but a "pre-paid vacation". I still can't decide.
 
Resale value depends on many factors. The truth is that DVC is a liability, not an asset.

Right now hundreds of members are trying to sell their contracts and there are very few takers, even at a loss. Our contract portfolio is down several thousands of dollars.

sold my OKW at little profit - not much.

You need to keep your DVC at least 5 years not to lose money. brought OKW in 1993.

to get a profit much longer.

in terms of size at WDW, BLT is the 3rd smallest

vwl and BCV are smaller.

on the resale market BCV demands the highest dollar - so expecting BLT to be the same.

don't ever buy any timeshares for profit. It may not happen. buy a timeshares because you love something about it.

BLT is the closest to the MK
BCV is the closest to Epcot
BWV is closest to Studio (also a little further than BCV from Epcot)
but getting to the mk from BCV or BWV can be a pain.

that say not looking forward to the long walk from WS to the monrail going back to TTC at night from Epcot. that will be along walk with tons of people.

a timeshare should never be looked at an investment.

dvc guides will tell you that. It is not an investment - it is what they say pre pay vacation for the next 50 or 48 years.

always compare the market price (what you would pay to stay in this resort) to the maintence fees - some timeshares are awfully. they will charge your more in maintence fees alone to stay there vs paying cash. DVC does not do this.

Was there construction going on? It's been a year since we stayed there, and other than the remodeling, I loved it. I really liked the new decor in the rooms. That's one of the reasons we really want to add-on at BLT.

It kind of frightened me when you described it like that. Maybe since it's a very busy time Dec. Was it during the "free dining" in Sept?
