Best waffle house and IHOP locations?

We went to Waffle House a couple years ago and liked the food (and prices) but the location was a bit seedy if you know what I mean. We went to the one at LBV. Is there a cleaner location? We also went to the IHOP at Vineland and Apopka and there were loud profanities spewing from the kitchen and it was also seedy. So is there a better area around DW or do I need to try nicer restaurants LOL. We really like the waffles/scrambled eggs/hash browns type breakfast.
 
I like the Perkins at Crossroads, but my favorite for breakfast is Bob Evans. There is one on 192 just off property, and I think another one in LBV. I'm sure their website will show locations. Love their sausage omelette and sausage gravy and biscuits!
 
There are both an IHOP and a Waffle House on 192 east of I-4 about a mile in. The IHOP looks better than the Waffle House

LOL, that one is the cleanest Waffle House I've ever set foot in! Pretty much the only one I'll go to--the rest around town really are worse.
 

We were going to try the iHop on the 192 but didn't make it inside, although we passed one on the 27 and that looked nice, just a bit far out.
 
OK, well thanks for everyone's input. Its not sounding too promising for Waffle House if that's the nicest location! :rotfl:

Maybe we will try out the Bob Evans and Perkins!
 
I like eating at Waffle House because I like the food but I don't think I've been to one that doesn't have at least some grungy seediness to it,it's like they need to do a complete renovation to the whole chain,but they make my favorite ham and cheese omelette anywhere which just keeps me coming back.Another one of my breakfast favorites is Cracker Barrel where I order breakfast no matter what time I dine there.They recently opened a place called Hash House A Go Go on International Drive which I've yet to visit but from what the website shows appears to be an upscale Cracker Barrel with several unique dishes.As far as buffets I've yet to try the Wood Grill Buffet on International Drive close to Sea World.

I think that's a prerequisite for all Waffle Houses :lmao:
 
not sure if you like Denny's, but we like the one across from Old Town, we've been almost everytime we go down there and have never been disappointed!
