Best strategy for purchasing resale

Researching purchasing our first resale contract at PVB.
I was looking at 200 pts. but have been advised here to start with 100-150 and wait for more info on Poly2, possibly buying more pts direct at that time.

Is it generally more advisable to buy a contract at a cheaper price per point or one that may be a bit higher per point but has available 2023 points? I’ve seen some with double points as well. Should I be looking for a specific price point for PVB? Listings are varied so wildly, some are stripped of 2023 pts and borrowed into 2024. Some are still full or doubled for 2024 even.

Just want to ensure I am making the best decision here!
 
I think you have to look at the total deal.... If the contract has banked and/or current UY points, that is more desirable and will **probably** cost more. It all depends if u have a plan for any banked or current points. I would look at the recent ROFR thread, different websites showing previous prices (even the Rejected offers thread) to get an idea. Also, there are a couple of sites that pull most of the resale contracts for sale. dvcsearch.com is one. There are 1 or 2 others, 1 cannot be mentioned for some reason.
Good luck, we were in your position last month, now we got 1 contract closed and another in Rofr. It can get frustrating, but shop around....

It really depends on what you plan to do. Do you actually need the 2023 points? If so, then buy a contract that has them. If not, maybe consider a stripped contract. People value the current UY points differently. Some people divide the price per point by the number of years left on the contract to determine how much the year's worth of points are worth, some people think that the years worth of points should be valued at what the points rent for which is typically 20 dollars per point and are willing to pay a little more of a premium so that it has banked points. A lot of people say double point contracts are undervalued because you have to take into account that for those double point contracts the owner paid maintenance fees already on those points.

The size of the contract matters as well as smaller contracts tend to cost more and are easier to resell down the road.

Check the ROFR thread to see how much people are paying for PVB and go off of that.

I would be careful, no one knows if the two polys will be one resort or two….
if they are two…. You may not be in the position you expect to be in.
