I'm planning a 10-day trip for 12 people in June 2017.
I always stay on-site, however, am considering off-site for the large group, for larger accommdations, and cost savings.

However, I am so overwhelmed with all the off-site options...

Does anyone have any advice for large groups... best place to stay?... We will have our own cars, so we plan on driving to the parks each day.

We were thinking a big vacation home on Emerald Island? ... or possibly a hotel near Downtown Disney??? There's so many options.

Our biggest thing is transportation...we want it to be super easy to get to the parks each day.

Any advice is greatly appreciated! Thanks!

I love Caribe Royal, it is our go to hotel. It is on World Drive (Epcot exit from I4), so about 10 minutes drive to any of the 4 disney parks. It is a suite hotel, so they have 1 bedrooms with either a king or 2 queens in the bedroom plus a pull out couch in the living room, but for us the best is the 2 bedroom "villas", which have 1 king in the master, 2 queens in the 2nd bedroom, pull out couch in the living room, full kitchen, laundry, 2 full baths (master has walk in shower and seperate 2 person whirlpool tub, 2nd bath has a combination tub/shower). Not knowing the breakdown of the 12, I would think 2 of the 2 bedrooms would work well for your size group, and they generally run roughly $200-$300 per night for us. They do offer longer stay specials, including ones with a food/beverage credit, etc, and every Wednesday have a one day sale for booking.

Try vrbo.com lots of larger homes close to Disney. Emerald island has alot of seven bedroom homes that sleep 16. Also close by is Windsor hills where we stayed with friends last year.

vrbo or topvillas.com ... reunion or championsgate has some nice homes all with pools that would fit 12 people.

We love, love Orange Lake resort in Kissimmee. It is close to Disney parks via Sherbeth road. If you would like you can pm me for information and we have a wonderful owner we deal with.

I would try to get 2 or 3 2 br at bonnet creek. With 16 people the shared space like kitchen, living room, pool are going to be cramped.

I'm partial to Windsor Hills. You should be able to review those listings on the vrbo website already mentioned.

We've stayed in both Windsor Hills and Emerald Island and enjoyed both. Windsor Hills is a few minutes closer than Emerald Island and a bit newer I believe, but both locations are really good and the homes very nice.

Since you are looking at Villas, Here is my advice on picking a good location for your vacation villa. I have reviews on Indian Creek and Emerald Island plus tons of advice for picking a villa. If you don't know what vacation villa neighborhoods are like, you can see video I shot from the front window and from jogging around neighborhood on the Indian Creek review. Enjoy and Good Luck!

We are partial to Sheraton Vistana Resort. Most of the 2 bedroom villas sleep 8, though two different sections (Falls and Courts) sleep 6.

You can check it out here: http://www.disboards.com/threads/the-sheraton-vistana-resort-thread.3148502/ .

The location is prime, the villas are spacious, well-equipped and beautiful, the resort is gorgeous and has fabulous amenities.

Some amazing prices can be found on Skyauction, often under $500 for a full week's stay.

I would start by asking the people in the group what they prefer. If the group is made up of family members, sharing a home might be good. Unrelated families might prefer the privacy of hotel rooms. Either way it is overwhelming with all the choices.

Orange Lake is our favorite. The 3 bedrooms sleep 12/have 3 bedrooms and more importantly 3 bathrooms :). We went with family one year and had multiple villas. They worked with us to try to put us all together. We were able to all be on the same floor.

I like using this link that I found because it does a good job of showing the best places. From West 192, you'll be minutes away from Disney. You can find these villas using VRBO or Home Alone. This entire area was built completely for vacation villas, so, you don't have to worry about renting someone's house that they converted into a rental. Also, Rt. 192 has almost every store or shop. Good luck!

most of the homes close to WDW were build to rent out - very few owners in these places.

Spiceycat is right. The area of West 192 used to be orange grove (and for a time, part of Splendid China) before it and turned into neighborhoods of vacation villas. Most of the villas were marketed to people in the UK who had a strong pound versus US Dollar. They would pick their villa layout and decorations out of a catalog. Then after construction, they would be flown over from the UK to see their villa. That is why many of the villas in this area are owned by people from the UK. Many of the management companies are ran by people from the UK too. There is a law that you can stay in the U.S. if you buy a business here. So, they'll buy villa management or villa upkeep businesses so they can stay in the US. I have walked through many neighborhoods in the Formosa Guardens General area and there are few residents. There are some reaidents, and I am terribly envious of them. But most this orange grove was converted to vacation villas, and for the most part, that is what it still is.
