Beach Club Villas question

I just read a thread that it is not an Official DVC resort yet but it will more than likely will be. My questions comes in at when will be completed? I have been deciding about buying DVC for a while. My DH and I have been discussing the purchase and he would prefer to buy at BCV than WLV. It also gives us some extra time to get a bigger down payment for our purchase together and pay off some other debt( I also heard the rumors about the price being $80/point) but we still think it would be better to wait.

I was thinking for our May 2002 vacation, if it was going to be done we could do a cash reservation and see how we like it before we purchase. Is that possible? let me know what you guys know about completion dates and when can paople start staying there.

Yacht & Beach are not DVC. They are currantly building Beach Club Villas which will be & I think they finally did announce it. They are looking at spring 2003 I believe for opening it.
 
The "official" word is still opening in the Fall of 2002. Rumors of other dates sometimes make the rounds, but May 2002 seems unlikely.
 
Thanks for the answers. I was thinking I couldn't be so lucky for them to be done by may 2002.

We, too, want to buy at BCV. Hopefully, it will be ready for our trip next October.

A DVC Sales Rep said they are trying to have it finished during the summer of 2002. They are afraid VWL will sell-out before it is finished. If VWL does sell-out you will see presales of BCV.
 
Our guide said this week that VWL is expected to sell out by the end of this year as VWL is a small group of homes (something like 136 units). Also, we know that the price per point direct from Disney is going up from $72 to $75 in June. Speculation is that the Y/B will probably have to do presales to keep the sales staff employed. Barring a real slowdown in our economy, it will most likely result in an even more drastic sellers market than it is at present, hence the skyrocketing price of points. The major factor that may curb this is the disadvantage of the DVC brokers in that there will be a glut of new owners with no home resort to book for 6-9 mos. It seems likely that many more people will be looking for a resale under these circumstances. It will be interesting to see how it all works out! Since we loved the WL on our last visit we decided to jump before the price rose any higher. On the other hand, it may benefit those who wait as some have speculated that to have a resort sell for $80 per point, some other compensation may be made to Y/B owners such as extending their contract beyond 2042. In all the talk about preselling BCV, I think one point has been missed. IF they presell, and that's a big if right now, I believe you will sign a purchase agreement but won't actually close on the sale until the resort officially opens to DVC.So no one will have points to use until the resort opens. It will be interesting to see what DVD does if VWL sells out this year. Any ideas? Are Guides paid by commission or salary?

I sent a way for a video and requested for a sales rep to call me. I did this 2 weeks ago and they have never called me. I'll ask these questions when I can and let you guys know what I find out. IF they presale, maybe I could do that in May and try to get a glimpse of what it would be like there.
 
I heard from someone who is very close to a Vacation Guide that they are not salary. They work on commission only--just like real estate brokers.
 
Maybe it's pooled commission. I had a guide other than my actual guide do the paperwork with me. At that point (several years ago) they said it wasn't a matter of commission.
 
$80 per point is not very likely, in my opinion. I am standing by my long ago made prediction of $85 per point. I think we will see another VWL increase before it sells out. I think it will see $78 by Sept 1 to leave room for a major jump to $85 when BCV opens.

I believe that chances of extending the date past 2042 is ZERO.

If VWL is nearly sold out,and they presell BCV- which I believe will sell out very fast, then they had better start breaking ground on the next DVC resort. I'd bet Poly is next.
 
I find this "Pre sell" idea interesting, but wonder if they will do it. They did not presell the new OKW points or the WLV. It seems like when they were building OKW that I heard that pre-selling required completly differnt sales regulations that Disney did not want to do. It might also limit thier ability to do long distance sales. I wonder if you have to be in Florida to buy a pre-sell.

From the way the sales reps worked, I assumed they were on some type of mixed commission/salary. They do seem to have much more fixed hours than your average real estate sales people.

I was told this week that the Beach Club was due to be completed next Spring. I also know that for a New York resident to purchase at the VWL right now we need to be in Florida to do the paperwork due to some regulation on that property. I hope the same does not happen with the Beach Club Villas. Take care Tammy
 
The reason VWL is not for sale in NY yet is because it has to be approved for sale- some kind of consumer protection law I think. BCV will have to go through the same approval process.
