My family and I (3) are starting our research into buying DVC for the first time. We have narrowed a home resort choice down to a BCV studio. We have stayed all over property--including YC/BC (multiple trips), and a BLT studio (rented). We have not talked directly to Disney yet. I have two questions to start with.

1) Scheduling. Unfortunately I select my weeks off from work near December for the following year. In my line of work I am unable to vacation during the last 3 weeks of November and all of December. This means that in a worst-case scenario, I would know which weeks I am able to take for the following year sometime around December 15 of the previous year. Which also would mean that, in that worst-case scenario, I would not be able to book 11 months in advance for my home resort. My hope for a best-case scenario would be selecting a late September/early October vacation week 11 months out. We are open to staying at other DVC resorts, but are also hoping for availability at BCV. Is purchasing DVC with these scheduling constraints recommended?

2) Disney or Resale (availability/cost). Is anyone familiar with availability of BCV studios for purchase? Is this one of the harder resorts to buy into? We've seen quite a few BCV resales online. We would be fine without the direct perks in order to save money up front.

Thanks!

I would buy BCV resale and then book at the 11 month window for your vacation dates and as long as it is not a holiday week you should be fine.

Food and Wine at Epcot is starting to sell out pretty quick, so check those dates too (Sept, Oct, first half of November)

Fall is the toughest time to book at BCV (especially October) so you'll need to book at 11 months out to ensure you get a studio. It's not really "harder to buy into" but since it's below-average in terms of # of units, there just aren't as many contracts available. That said, there's typically a couple dozen contracts listed at any time, so you can get it if you want it. Check the 3rd sticky thread in this forum for links to a list of brokers and you can browse there and see what's available.

Buying direct at BCV as a new owner can be tricky, and you'll just (IMHO) be throwing away money, especially if you don't care about the perks.

Always always always buy where you want to stay. Availability at the BC is particularly hard especially when you want to go. You most definitely need to use an 11 month advantage.

i was on the disney website last night looking for resorts available during our august trip and most of beach club was available (2 bedrooms and studios).

yet again, that isn't during fall

Is this the DVC site? If not those are cash room & don’t reflect DVC availability on points.

Availability for DVC rooms booked with points and rooms booked direct through Disney are totally separate inventory. After seeing your post I took a look at the member’s website. For the month of Aug there are 2 single night stays avail at Beach club in a 1 bedroom. That’s it (no studios or 2 bedroom villas). DVC rooms at popular resorts tend to book right at 7 months if not prior to that (Beach club is often already fully booked at 7 months for studios). For the fall it’s slim pickings at 7 months for desirable resorts like BCV.

Disney cash hotel stays are not the same inventory as DVC. I just did a quick check and their is zero availability for studios from aug-dec. (actually there in ONE night in December)

Beach Club Villas does not have fixed weeks so you're not buying any particular villa size nor week. What you do need is to be able to book as close to the 11 month booking window as possible and definitely before the 7 month window opens. You might be ok with September but maybe not. And October? I wouldn't bother with DVC if you wouldn't be able to book the vacation in November of the previous year. You're wanting a popular, small resort and likely not able to book at 11 months. I'd suspect unless your booking could be done at 11 months that you would not be happy with DVC if you want to mostly stay at BCV during Sept and October.

There have been reports that it is very difficult to buy BCV direct. No points are available and there is no waitlist. If you call and call and call your guide, you might get points if Disney acquires them through foreclosure or decides to ROFR a contract.

Generally the Epcot resorts fill up fast during the Fall, for Food and Wine, followed by Thanksgiving and Christmas.

Thanks for all the good feedback! We obviously still have a lot to think about. If only they let you book 18 months out!

No it is misleading to an OP who is trying to learn the ropes.
The OP probably isn't aware that cash availability has nothing to do with DVC point availability and could look at that statement and think they'll have no issue with booking once they buy DVC.

i misread the post and thought that OP was wanting to stay there.

i am learning too; i am 17 and am wanting to buy dvc when i graduate college.

yikes

to OP, rickenmartin, i apologize if i misinformed you. i hope you and your family have a great vacation:thumbsup2

It would still be the same problem at 18 months as it is at 11 months. The number of villas at BCV is finite. The popular times of the year remain the same. You would still be competing against your fellow BCV owners for those villas. Moving the goal post does not change the rules of the game.
