Available Contracts

I'm wondering how others are finding contracts. I look at all the websites listed on the board almost daily. What I've noticed is, there are several websites that post online and then email what posted in the past 24 hours (so it hits the website first). Then there are websites that never, ever seem to have new postings, but then people post in the ROFR thread that they just made an offer on a contract from one of those websites. I signed up for listing notifications, but have only received emails from 2 companies. Am I missing something? Do I need to contact listing agents directly and let them know we are ready to buy and tell them exactly what we are looking for??

Get on every email list out there. Knowing what you want is a must so that you can act immediately once a contract comes your way. It probably wouldn't hurt to contact a few brokers to let them know what you are looking for.

Also the summer often is a slower time for DVC listings-often there is a larger number avail for sale in the fall/early winter so I wouldn't give up hope

The two resale contracts we purchased were found by contacting Fidelity directly and never made it to their website.

I used an app produced by one of the resale companies. It notified me on my phone when a contract that met my criteria came up. Interestingly, the app was so fast that the realtors in the company didn't even know about the contract. It had literally been just entered into their computer when it popped up on my phone. I snapped it up within minutes of it becoming available.

What helped me was using one of the search engine sites that aggregates the DVC listings - I can't link here, but found one I liked via googling. It didn't have every broker, but had most. So my daily routine was to check that site plus the bigger broker I knew it didn't have. I liked that I could sort for the resort I wanted and the use year I needed and see most of the options at one glance.
Ironically, I spotted my recent purchase from the search engine site first, even though I was getting emails @ the time from the broker - The Timeshare Store.

Does anyone know which reputable brokers are on Twitter? I read somewhere else that some of the bigger companies post on Twitter so I downloaded that app.

As soon as you find a contract that you would like, email your info and the offer you want to pay to the broker. They should get back to you fairly quickly. You can also follow up with a phone call right after the email is sent.

Mine too! Also fidelity sends out blasts on Tuesdays but none this week. Not enough listings I was told. The contract I got didn't even make it to their email blast or ever on the website. Out of all resellers, Fidelity's website is the worst. Hasn't been updated since I first looked at it a month ago yet many contracts outside of what is listed were/are available but don't show. This is one list you need to be on. Contact Bonnie Krampe and let her know what you're looking for

Just looked at how few contracts are out there. Haven't checked in a few months! There's easily less than 1/4 of the listings out there now than there was last fall. This is certainly good for owners, as it seems people have to buy the instant they see something they like. Have to go over to the ROFR board and see if prices are trending up accordingly.

Anecdotal looking at BLT for my example, but the "person" who seemed to get the best deal last fall with the abundance of contracts was Disney. Prices passing ROFR seems about the same now as then. But, that is just a completely unscientific eyeballing of one resort.

We signed up for the email notifications and I couldn't find a contract I decided to email Bonnie at Fidelity one day and told her I was still interested in a specific resort and xx points, but couldn't find one. Later that day she emailed and said she got one in that day and it wasn't listed yet and no one had received an email about it. She told me the price and points and I said we would take it. If I hadn't contacted her that day, the contract would have been listed and I might not have gotten it. The timing was really perfect. It's fully loaded BRV with a full year of banked 2016 points (passed ROFR today). I don't think AKV should be that hard to get. Contact the agents by phone or email directly and tell them you are really interested.
