finally got my leave confirmed - and we have booked flights couldn't get direct but am going Leeds/Bradford- / Amsterdam and then Orlando so not too bad

need to book a villa now. We would like one close to Disney - which resorts are convenient, most easily accesible, and will be convenient for a trip home midday so that the little one can get a nap. found lots of villa sites but not sure which ones are where.

I have been warned that sometimes 'only 15 minutes to Disney' can be misleading because of heavy traffic at peak times

now that I have got my dates I am so pleased that w can start REAL planning at last

We always book a villa also.
A bad experience with our first booking a few years ago means we have become extra fussy about the homes we choose.

I would look at 2 areas in Kissimmee, just off the 192.
Both give good access to Disney, the I4 and supermarkets/restaurants etc

You have the Formosa Gardens area, with the likes of Indian Creek and Windsor Palms, there are other developments too but mostly they tend to be 6,7 bedroom homes.
Also there is the Poinciana Boulevard area with Terre Verde, Indian Point, Eagle Pointe and Cumbrian Lakes situated there.

I would recommend 1 development at each, IC and CL.

Really you need to try and find a newish home, with the pool south facing (gets the sun all day) and preferably fenced pool for extra privacy.
TV and ceiling fans in the bedrooms are also good to have.

It's great you got your leave sorted - it can be stressful waiting to hear if you've got it or not!
 

We stayed in this villa last year and will be staying next year also. It was about 10 minutes from WDW, but still far enough way to get away from it all when you want to relax. The owner is lovely and so accommodating. Since these pictures on the websit were taken the rooms have been updated. The 2 kids rooms are themed Princess and Mickey mouse rooms - gorgeous! However, I am sure you will find most villas in Florida are excellent. Happy hunting!

Just a quick word about Indian Creek & Wyndham Palms. Be careful when booking as some of the homes on these developments are right next to the new road being built. Also I am not overly keen on fences around pools. They may add to privacy, but they often block out the sun even if the pool is south facing.
Go for a home whose pool is not overlooked.
There are many many excellent homes to choose from, just add lots of questions.

We stayed at Lake Berkley in Kissimmee last year and are doing so again next year. It's a beautiful resort but also very close to all amenities. It can easily be reached from Poinciana Boulevard (literally 30 seconds off), rather than using the 192 which can be busy, and is closer to Disney than, say, Cumbrian Lakes. I agree about Indian Creek as there is major construction of a new road going on, just as you enter the development, however, if you see one you like just do what we did and ask the owners.

I disagree about fencing though, we have always gone for a fenced pool area, have never experienced any problems with the sun being blocked - they are generally a few feet away from the pool and deck area anway.
They are essential if you want a pool area not overlooked by properties on either side.
 
We stayed at Windsor Palms in August. It took 8 minutes from our driveway to the Animal Kingdom Car Park (the nearest park to our villa). The road works were very near the gate house and perimeter wall but as we were a little way into the resort it did not bother us at all.

this is great I'm hoping to become a regular and all these personalised 'thingies'
I intend to spend some time finding out how I can do mine !!!!
 
We stayed in a villa this trip for the first time, great experience and I could highly recommend it. PM me and I'll give you all the info if you need.

It's at Eagle Point, very easy to get to down Ponciana Blvd, straight off the 192. In "villa" speak, however many minutes to Disney means to the gateway entrance, the parks can then be another 10 mins from there! But this was 15 mins no probs, a very easy drive, 20 mins to Universal.

It's in a community called Windward Cay, very private and quiet, the pool was totally private and quite large, house very very clean, great accommodation, great location (off marker 14) - 15 minute drive to Disney, 25 with traffic. Less than 5 minutes by car from the super walmart. We will definitely go back to this place. And the company Alexander Homes were very friendly and efficient, they were recommended in Simon's book on Florida for Brits.

I recomend Lake Berkley resort it is very accessable and a nice estate try to get one over looking the lake it is a fantastic view first thing in the morning .
