Are there any advantages to buying new rather than re-sale?

DW and I have finally decided to buy DVC. We know that if we buy new, we get 12 more years of ownership. Are there any other advantages to buying new? It seems like a tremendous savings to purchase through a re-seller. Has anyone had a bad experience with this?

Any input would be appreciated.
 
If you buy new, you can make reservations right away. There is no right of first refusal process. You can buy SSR through resale and get the 12 extra years.
 
The only differences are related to ease of use and ease of financing. If you buy retail you can specify use year and number of points. You can make a reservation day one but can't borrow points until you close. You have much easier financing with more choices. resale will generally be cheaper but not dramatically so. DVC does not treat resale owners differently once they are in the system.
 

I have new and old, the price differance for resail well makes it worth lossing the 12 years. I will only buy from the timeshare store. You can call them and pick your use year, number of points and packages that have points that can be used now that have been banked. Also if you buy a package with banked points and rent them that lowers your overall cost. I own 1,410 points and have on problem with resail points.
 
Just to clarify:

If you buy at SSR - whether through Disney or resale, you have ownership through 2054.

If you buy at any of the other resorts - whether through Disney or relsale, you have ownership through 2042.

As others have said, the big advantage of buying through Disney is the speed and ease of closing. But there is one other thing to keep in mind. Buything through Disney you typically start off with a normal amount of points. Some of the contract you buy resale will be "stipped" with no points to use for a while (they will be priced somewhat cheaper). It can go the other way too - you can buy a contract with extra banked points!
 
You also generally pay less dues for the first year resale, sometimes a LOT less compared to the points you get. It can be as much as $4 per point or more difference in some cases. The reason is that DVC will prorate the fees the first year and will ignore extra points you may get. At one time they were giving you the first years dues free, I don't know if they are still doing that or not. The closing is also less through DVC.
 
Another small advantage of purchasing direct from Disney is that you can put it on a credit card. Whether it is points or cash back, it adds up to be a small discount. :thumbsup2
 
Thanks for your help. DW and I went this morning to an Open House, and walked away DVC Homeowners. We are very happy with our decision to buy, and after comparing the various offers, there was not enough incentive (dollar wise) to buy from another source. Right now, they are offering a $10/pont discount, and we financed for 1 year with 50% down for 250 points at a good rate. We will have the whole thing paid off in an expensive year, but we are really looking forward to our stays in our new home!

First of all ....Congratulations and Welcome Home. There is a $86 friends and family rate on right now. I'm unsure what $10 off is....is SSR now $101? So $91...

So just PM if you need a name to use as a referral for the $86 and you wish to do that. (And where I live we don't get anything for the referral.........unfortunately!!!)
Your guide could simply re-do the contract. Or cancel and start a new one. It's not that difficult. If you decide to do so don't let them tell you that it is hard to change...it's not.

Also, I know this might add closing costs but have you considered breaking your 250 points down into 150, 50, 50 contracts (separate but linked contracts)? Some people do this for many reasons. You never know when you might want to sell a smaller amount of points: to buy a new/different resort, $$$$ needed etc, life changes. Also, some buy smaller contracts for leaving DVC to different people. Just a thought.

We have sold one contract to buy another resort since we bought. Not a good use of money. Don't regret doing so but still not a good use of money. Plus, I would love to break up another contract that we own for another purchase. But one can't break up a contract.
