Anyone notice the price of Vero Beach with a certain resale broker?

DVCbyResale has several contracts at $55 a point for Vero Beach. But when I looked at other sites, they still had it around the $80ish number a point. Big difference there. Wonder why?
 
You now have noticed that seller, and have advertised them. Bam! Baited. I had never heard of them before, but could see another possible contract after learning about them. Bam! Switched.
Not saying this is for sure, just a possibility.
 

I used DVC By Resale for my BCV resale and Shontell was great. I didn’t find any evidence of bait and switch when I worked with her. I haven’t paid much attention to Vero contracts but she hasn’t kept BWV or BCV contracts up on the web site that long after they change to sale pending, maybe 2-3 weeks?

I found mang of her contracts are more reasonably priced than other brokers (though depends on the seller of course). For instance my 100pt stripped BCV contract was listed at $125/pt (and bought for $110/pt) while other brokers had similar contracts listed at $135-140/pt.

They sell in the $50 range all the time and should sell for even less frankly.

VB: $55/ 24 years + $8.53 MF = $10.83 effective annual cost

AKV: $90/ 39 years + $6.76 MF = $9.06 annual cost

In 25 years VB is worth $0 and AKV is worth something. Could even still be $90, who knows.

The math would work for most other resorts too, and for the ones that don’t (BCV, BWV etc) at least they come with an intangible benefit - an 11th month booking window which is necessary for some parts of the year.

Some owners just want to get out from under the annual dues - especially if they don't use the contract much anymore.

Sellers don't care if Disney takes their contract (although I don't think Disney is using ROFR much on VB). They get the same no matter who buys it. Since all they need to sell is an accepted offer, they probably price on the low side to attract an offer.

I'm not surprised to see those prices and I really, really doubt there is any bait and switch going on. If you look back at 2017 ROFR threads, you'll see a few that sold in that range.
 
Yeah looking around I agree. The bait and switch comment was just a quick inference without much extra research being done. Just trying to explain a large difference in asking prices. It seems like many contracts can be gotten for under $60, and that those who are asking for $80 are just not as motivated to sell.
 
I'm sure there were a lot of resale buyers who figured that since they can use their points anywhere, they might as well buy in at the cheapest resort. Since VB offers the cheapest buy-in, they jumped on it when points were selling in the $40 range. Then, they found out that 7-month availability at WDW is not as easy as it was advertised and those maintenance fees are starting to add up. All of a sudden, they realized that they are paying a ton of money for a vacation that they have to piece together or settle for each year because they really aren't even using their home resort at all. There are still plenty of people who do the same thing. They do not want to shell out a lot of money on the front end so they buy the cheapest property and roll the dice that they can get what they want during the "slow season" (whatever that is). As long as there is an offer on it, people can list their contracts for whatever they want. If it's too low, Disney will take it and the seller gets their money.

Yep, a long time. Bought our first resale from her in about 1998 or 1999.
 
direct has lower closing costs, prorated current mf’s, no mf’s for 2017 points. Anyone paying in the 80’s for a Vb contract resale is probably paying more than direct pricing. I saw vb contracts running in the 40’s last year and this year they are regularly $50-55 with a couple reputable brokers. I think there’s a lot listed right now because the mf’s were increased quite a bit for 2018 and the direct pricing is coming down for next year from $115 to $100. Even the subsidized contracts on the high commission and high pricing broker site sat a while. I think one is still available and I wouldn’t touch it at the price they are asking.

we bought ssr resale because the points and price were right-we ended up falling in love with ssr and have had no problems booking other resorts.

You can use vb points anywhere at 7 month mark. The deterrent of owning vb is the high mf’s. Right now vb mf’s are $2.67 more per point than ssr. That spread will probably remain roughly the same. With vb the likelihood they’ll get hit with more special assessments is likely much higher than other properties, although ssr did get hit with one this year too. Ssr has an expiration date longer than vb so in the long run more points to use in the contract. The ssr contract will likely have a much higher resale price than the Vb contract should you decide to sell and ssr can ensure on site at wdw where as vb can only ensure Vb stays. I’d purchase vb only if I knew I’d want to stay at vb often. We have Aulani only because we know we will want to stay at Aulani often. If I can use my Aulani subsidized points at WDW or dl sometimes, it’s a bonus. I have my AKV points mainly for AKV. I don’t think I’d chance vb ownership just because I have no intention of ever staying there.

I also look at the mf’s per night. I can get a hotel room at Aulani for $90/night with my subsidized mf’s. The hotel rooms are almost impossible for non home resort so I’m looking at at least double the cost just in mf’s to get a studio at Aulani with the much higher mf vb points. Same thing with AKV- I can get a value studio (if lucky) at 11 months for 60 points per week. I might have a chance at AKV 7 month booking with vb points but it’s certainly not going to be in a value studio.

If only looking to stay in one bedroom or 2 bedroom then availability looks better at 7 month mark with vb points.
 
Shontell is great to work with! Very honest and helpful. Agree with others that VB has serious "cons" unless you love it there specifically or want to buy in as economically as possible and are ok with high dues.
 
The emails from that company are a pain in that they continually list sold contracts at low prices, and it isn’t easy to spot they are sold. Why keep sending emails with the same price sold contracts on.
