Anyone from Maryland?

Hi we live in Southern MD about 1 1/2 hours south of Columbia...too far to commute but this area is very nice...a little country but that keeps the housing market down(we are originally from the country in upstate NY)...we are still close enough to go to DC and Baltimore...nice school systems too... we have lived here 8 years and plan to stay...lots of Gov jobs for my DH (his commute is 45minutes just this side of DC)...good luck with the job hunting lots of prospects here :)

You could move west of Columbia, but its not going to get that much less expensive. You'd probably have to move pretty far north, like into Penn to see a difference. If its any consulation prices are actually s mudge down from a few years ago....However, if they really want him, you can always negotiate a standard of living match. Years ago when my parents sold their home in LA, the people who bought it were being transfered in, and the company paid the difference in cost for a comprable house.

Thanks for all the advice :thumbsup2

I've looked into some of the areas others have suggested for housing. They seem better, but not by much. Perhaps Fall is not a good time to house hunt? Maybe there just isn't that much desirable on the market? It really looks like a seller's market to me.

Weekends are hard when you have something pending and just want some sort of answer. We will know more Monday about the possible job offer. Meanwhile, I've been looking at our home here in a more appreciative light. I always liked my home, but now I'm really starting to see it for what its worth. We have 2 kids, and our house is so ideal for our needs. Its huge, 3100 sq ft, with 5 bedrooms and 3 baths, 2 living areas and 2 dining areas. We've expanded to fill the space (isn't there some sort of physics law to that effect--nature abhors a vacumn, matter will expand to fill the volume?). Well, we certainly haven't left any volume here. The master bedroom, of course, for dh and me, each kid has a bedroom, then dh and I have taken over a bedroom for home office, crafts, sewing room. It would take a whole moving van to move all our stuff! We have put a lot of work in our home, including a nice screen-enclosed patio, landscaping, etc. Also, our home is one story, which is great for me, because I have arthritis and its extremely difficult for me to climb stairs. Seems every house I looked at up there is 2 story, split level, or has a lot of stairs at the entrance. Not good for me!

1 can't find a home in the MD area that size for any price we can begin to afford! Sadly, we couldn't sell our home for enough to make a substantial down payment on another home, at most we'd clear about 20K. I'm getting way ahead of myself, we don't even have a firm job offer, just a potential interview for sometime next week! I should worry instead about dh's interview, the trip up there, etc. We're still having very hot weather here, days in the 90's, nights maybe a little cooler, around high 60's, still need the ac. I should buy dh a sweater if he's going to MD!

I think if we do get a job offer perhaps the best thing would be to rent a home for at least 6 months-a year. That would give us time to really look around and house hunt. The purchase of a home is a major decision, you can't make an informed decision remotely via the internet! Even if they pay for a househunting trip, you're still pressed into a decision (been there, done that). We've moved many times in the past, I really do have the hang of it, its just that I thought this would be our "forever" home  . It will be hard to find something that makes us as happy. If we rent, we can shop more at our lesiure for a home and really look into all the details, such as taxes, schools, etc. The only problem with renting is that you're at the owner's mercy, they can always decide to not renew the lease, perhaps in a sellers market when it would be a great time for them to sell and a difficult time for us to buy. Then, of course, you have to move all your stuff twice. Decision, decisions!!! Maybe it would be best to stay here, but we can't find employment (my dh is being laid off, he was given 30 days notice). Well, I'll give it a rest for today. We will know something more definite tomorrow. Thanks for all the responses! I haven't heard anything really negative about MD and a lot of positive. Moving is always an adjustment, the price of housing is something to consider. However, I tell myself that people do live there, and they're not all milllionaires! There must be affordable, decent housing for a family of four (and four cats!). Thanks again, eveeryone, additional comments appreciated! :grouphug:

I'd be surprised if it's a seller's market anywhere in the metro DC area. We're about a hour from Columbia in Northern VA and conventional wisdom is that there's maybe a year's worth of inventory on the market now. Prices have softened and not much is selling - don't look for that to change until the spring market unless interest rates go down. This should be a pretty good time to buy around here, all things considered.
In this general area, the two things you have to be very careful of when buying are school systems and traffic/commuting. Do your homework on those issues as they have the most to do with how you'll have to spend to get a situation you're comfortable with around here.
Before you get too concerned about the costs here, see what salary they offer your DH (if it goes that far). Most national companies do compensate to some extent for the cost of living here.

Hi everyone. I don't mean to take this thread in a different direction, but it caught my eye because my husband is currently setting up a new business in Baltimore with his brother that would mean that we would have to move there sometime in the future and I know nothing about the area. I currently live in MA in a town with one of the best school systems in the state, so the school system of the town is of huge importance to me. I would be wanting a town probably north of Baltimore since my family is in NJ and I would want to be closer to them if I was going to make a move. I would love to be near the water, but it is not the most important consideration. We are hoping to buy new construction and spend probably in the 600k to 800k price range. Any advice would be greatly appreciated. I just don't know where to start looking.

Thanks!

hi, Wendy!

Wow, 600-800K, that's waaaay out of our range. Just how much does one need to earn to qualify for such a mortgage? I assume one would have a substantial downpayment and not mortgage the entire amount, but still,.....dh currently makes $130K. I don't think that would be nearly enough for an 800K mortgage. They might offer him more if we moved to MD, but certainly not that much more. I guess we're just in the lower income bracket!

We lived just outside of Baltimore in the White Marsh area from 2000-2002 while my husband was working pt. time for the Maryland Air National Guard flying C-130's and the other part of the time working down at the Pentagon. We loved it and would move back there in a heartbeat!! Unfortunately it's probably not going to happen and that's okay. There is so much to do there and with D.C. just being a short 35 to 40 minute drive in good traffic, it was a wealth of opportunities for anything you could imagine. We fell in love with eating crabs there. Yeah, the city had homicide issues, but if you live outside of the city it's pretty good. And one of the things I loved most about Baltimore was the fact that Johns Hopkins Hospital, then #1 medical facility in the country is there. That would be the biggest reason we would move back. I had some awesome specialists I saw there. I thought the people that lived there were so nice, guess that's why they call it Charm City.

Enjoy it!!!

We live just outside of Boston and house prices are out of control. Things are starting to slow down, but prices are still crazy. We would actually be hoping to get much more for our money in MD than we can get in MA. In the town we live in now, 600-800k doesn't get you too much! Sad, but true.

Well, I'm starting to realize that the selling price isn't what actually determines the payment. Taxes and insurance are part of the payment, and they cary widely from one city to another. We're paying $1607/month, that's for payment, interest, taxes, and insurance. That's for a mortgage of 170000 at an interest rate of 5.65. Obviously our property taxes are quite high. I wonder what a typical house payment is in the Central MD area for a mortgage of about 300K. It might not be as much as we think!

DH suggests adding approx $350-$375/month to the principle to figure it out.

Born and raised here too. I would steer clear of anything near Baltimore city. Sounds like you are looking in Columbia. Personally I can't stand all the restrictions that place puts on you but many like it. We live outside of Annapolis in a very nice neighborhood. I love Maryland!

Hi, DiasyD!

Nice to hear good things about Maryland. Yes, we were looking at the Columbia area, because that's where my dh's new job would be. It does look nice, but way too expensive for us. I read about the homeowner's restrictions and that didn't score a positive with me. However, it seems to me that there are areas within a reasonable drive that wouldn't be so blasted expensive. Annapolis appears to be a bit of a drive, glad to know you like it.

Well, all this might be for nothing, anyways. DH is working with a headhunter who found this potential job for him. DH has had initial contact with them last week, then it just seemed all communication stopped. Voice mails go unanswered, and we just get an automated reply to emails "thank you for your consideration.........." Well, it seems like a long time, but its only been a week since the initial contact and this was a long weekend. I just wish we weren't in such limbo! I really find the possibility of moving to Maryland interesting. It seems like an overall nice place to live. Columbia was 4th in the top ten cities to live in Money Magazine's recent list. Of course, nothings' perfect, I'm sure anyone from Maryland could come up with a long list of gripes about the state, but overall it does seem nice. I would dearly love to get out of this furnace! We had 2 months of 100+ days, and our electric bills were off the roof ($508 for August!).

Well, its just a possibility, I do wish someone would tell us something, some sort of contact, just to leave us hanging is agony, but that's the way job hunting goes. Its just not a proiority to the employer like it is for the potential employee!

Getting back to housing in Maryland....no matter how you slice it, it is more expensive than here in Texas. However, taxes there appear to be less than here, so maybe our monthly payments would not be that much different, and maybe they would offer dh an increase in pay to compensate. I'm just spectulating here, we don't know anything as of right now. Glad to hear you all like it up there in Maryland. It really sound nice! Maybe we'll be neighbors some day soon! :grouphug:

Born and raised in MD and love the state. Maybe look into Elkridge, Ellicott City, and Savage for other cose places to live. All are right next to Columbia, but not really with the big price tag. Columbia has a lot of great things to offer and the schools are wonderful here!! The only thing here that I think bugs a lot of us is probably BGE. The prices are rising for them, but it's still not that probably compared to what you paid in August for your electric bill.

Good luck on hearing back from that employer and if you move to this state welcome to MD!!

 Hi, another Marylander here. Yep, I love where I live. I'm never more than a half a days drive to the beach or the mountains. We live within an hour or less from Baltimore and DC and all that those cities have offer.

You might try areas west of Columbia. I think you will find really nice family oriented communities. I think you might find the Mt. Airy area a nice place to start looking and a very reasonable (IMHO) commute to Columbia.

We lived in Owings Mills for a while but had to move back down to FL so we could afford to buy a house! lol! But we really did like it there. So much to do!

Have you considered looking into the Eastern Shore of Md. I don't know what kind of job your DH is going to do but if he has some flexability with his hours the commute is not that bad and you can get a nice 2000-3000 sq house on the Eastern Shore you just have to look around. Good Luck feel free to PM if you need anyother help.

We live in Ellicott City here in Maryland, right next to Columbia and voted #4 place to live. See the link:

http://money.cnn.com/magazines/moneymag/bplive/2006/snapshots/PL2419125.html

It is a very nice place to live, but it is expensive. We have lived here 6 years and in no way could afford our house now.

There are very nice places to live just a short commute away, out west to Frederick County, or even up north to York, PA or Gettysburg, PA. We have friends that commute from both of those places.

There are lots of houses on the market, it has really slowed down. I agree it sounds like you were looking at houses in Columbia by the description. There are some very neat neighborhoods in Columbia and some that are OK.

Good Luck in your search.

Hi Wendy,

I live in Bel Air, MD it is north of Baltimore (in Harford County) a little off of I95. I am probably equidistant to BWI airport and the airport in Philly. Bel Air is a nice community and there has been a lot of new construction going on. There are a lot of communities in that general area that have new construction. If you are interested in town names in that area, feel free to pm me (if you want to check out something like longandfoster.com to get a feel for prices)

Thanks for all the info. I'm still in sticker shock looking at the prices up there. And we still don't have any confirmation about dh job, just more emails saying "thank you for your consideration..........." Yes, I know a flush letter when I see one, but there appeared to be real interest in dh as of last week. Real people talked with him and everything. Now, silence! I realize its only been a few days, less than a week since our last contact, but they should realize a person is anxious for some sort of response. Meanwhile, my dh has been given 30 days notice. That's it--he's laid off.

We have such a nice house here in Texas for a quite reasonable payment. I'm starting to think that if dh gets an out-of-state job we'll keep our house here for awhile. Probably dh will live up there in as cheap an apartment as is fit for habitation, we'll continue to live here for awhile until we see how stable the job is up there. At least that way if he get's laid off again we will have a place to live! I can't see committing to a 2-3k month house payment then be left high and dry. I'd hate to split up like that, but others have. At least that way we can look around and make a more informed decision about housing. A move like that is a major decision, its not like we're 2 college kids renting an apartment with a few sticks of worthless furniture and can just pack and go. We're talking about rearranging 4 people's lives, all for a job that might not even last! :lmao:

Sorry to hear about your DH's job. My DH was laid off right after the new year, it took him about 4 1/2 months to get a new job. I know it's really hard to go through that. :grouphug:
