any major differences in these developments?

Looks like we have some houses narrowed down for our trip next year. The 3 communities we're looking at are: Emerald Island, Rolling Hills Estates, and Formosa Gardens. We've never rented a house before. Is one closer to Disney than the others? Anything specific we should know?

All are in the Formosa Gardens area, which is very convenient for Disney. Emerald Island is a gate-attended resort; Formosa Gardens and Rolling Hills are gated (no attendants) with no resort facilities - the homes at Formosa are large. There are two more gate-attended resort communities in the same area, that get good reviews - Windsor Palms & Windsor Hills.

Out of the 3 communities listed, Formosa Gardens is slightly nearer to Disney, but to be honest there is not much in it.

Formosa Gardens has the largest homes and more space, but Emerald Island is the only one you have listed with community facilities.

I didn't think Rolling Hills was gated, FG has unmanned keycode entry gates, and EI is gated with a security guard.

If your not looking a 7 bedroom home then you could consider Windsor Hills as well, as this is newer than EI with slightly better facilities and slightly nearer to Disney.

All 3 communities are in whats called the Formosa Gardens Area. ALl have wonderful homes and I don't think you can go wrong with either of the homes you are looking at.
 

Indian Creek, Acadia Estates and the Oak Islands, Windsor Hills and Palms are also in that area. Indian Creek and Rolling Hills are not gated. We stayed at IC in March and the entry to Rolling Hills is across from it and it wasn't gated either.
Not much difference in driving time to Disney from any of them, maybe a minute here or there.
 
I haven't stayed in any of those communities, but if all the houses were equal on all other fronts, I would definitely go for one that was in a community that had community facilities. It is a nice option to have.
 
I have stayed in Emerald Island :thumbsup2 and I one thing that I liked is that they have a Tiki bar at the clubhouse pool serving drinks :drinking1 and snacks. :thumbsup2 by the community pool.
