Any idea on ROFR at this point

Looking at buying into SSR. I found a contract for 160 points with 150 available. Any ideas what ROFR is at now?
 
Also looking for some thoughts on this, bought a resale contract at OKW 200 points at 72/per point, Feb UY, 200 point coming 2/1/06....any ideas if this will pass and how long has the process been taking lately?
 
Someone reported, in the last week, a small OKW resale not passing ROFR at $80. I have no idea if this is an unusual occurrence, as it does seem to be higher than other recent reports- most OKW resales have been in the $74 range I think.

SSR originally began presales at $79 and pricing directly thru DVC is now at $83.30 and includes closing costs and all current year points.

thanks I checked out that link. Are there any benefits to buying direct vs. buying resale? The saving are not going to be hugw so I am just wondering if I am better off buying direct.
 
The advantage with a resale purchase is a cost savings. For a purchase at SSR at this time, with the current incentive, that advantage may be minimal.

There is no incentive available for a purchase at any of the other resorts- they are all still $92 thru DVC directly and lower resale prices can certainly be found.

Just be sure to do the math with any purchase decision. For resale purchase, figure in the closing costs and maintenance fees (DVC will prorate those fees) involved and compare that cost to a direct purchase.

The benefits of buying direct are:
No closing costs to pay - Disney pays all closing costs
If you need financing, they can arrange that. (Not sure if they have the best rates)
No waiting for Disney's ROFR (Right of First Refusal). Once you sign the paperwork and receive your membership number a few days later, you're good to go.

The benefits of buying resale:
You could get a better all around deal if seller agrees to pay closing costs.
You may be able to buy a contract with lots and lots of banked points, and then you'd be ahead in the game as far as being able to take more vacations or staying in better/larger accomodations.
You can buy a contract at your favorite resort, whereas buying through Disney you can only buy SSR or go on a waiting list to purchase elsewhere.

That's all I can think of for now. Hope this helps you out a little. :wave2:

I would tend to agree with Tom... now is one of those murky times when you might get by with a much lower rate than the norm.

One big benefit to buying via resale is you don't have to buy the minimum 150 points that DVC requires in a direct sale. Of course, one of the big drawbacks is that you have to pay cash or find your own financing (which can be more difficult to obtain).

To add on to what Doc mention earlier, when you do the math, also make sure and compare the number of points currently available. It may help to convert those points into $ figures by calculating $10 per point. If the resale contract is stripped (ie no points until 2006 or 2007), I'd move on.

Just to give an example based on 150 points at SSR.
Assume you are looking at a resale contract that is stripped of 2005 points. Nothing available until June 1, 2006, maybe they are asking $79 per point.

Ok, now thru DVC with the current incentive, you'd be looking at $83.30 per point, but you get the 2005 points. To compare apples to apples you need to figure out how much this DVC contract would be worth if it was "stripped". If you put the current rental value of $10 per point on them, you would be looking at $73.30 per point (but no 2005 points). You might have to pay a small amount of '05 MN fees, but you'd still be around $75 per point.

To take that a step further, if the resale contract had no points available until June 1, 2007, you'd need to deduct 2 years of points from the DVC contract, so you'd be looking at a value of $63.30 per point. Now, in this case you'd still have to pay DVC the MN fees for '06, so you are really looking at around $68/point.

Bottom line... unless you are getting a full loaded SSR contract around $79 and the seller paying MN and closing... buy direct.

If you want a specific resort (other than SSR), you could probably get a decent price via resale, but as usual, ROFR has very little rhym or reason, so who knows. :confused3

we bought 160 pts resale, and 150 pts direct from Disney. The Disney points were available right away, while we had to wait about 6 weeks to get our resale points. We sure saved alot more money by buying resale....ane the timeshare store was great...
 
I have been thinking about adding on at VB, but my cheapskate husband wants to realy low ball it, it is stripped, so he wants to offer 40 a point!!!! I feel like doing it just to see if it would go through!! But i just don't trust the maintenance fees there, it would be close to 500 a year in just mainteance, but I have never had an issue at 7 months, so the only advantage would be for the cottage, but it realy isnt enough points!! But I would be curious if someone really low balled a contract, if it would go through!!!
 
I think SSR right now is the best value with the $83 special, unless you would be disappointed by not always being able to stay at say BWV, BCV or VWL. Direct from DVC is also the easiest to do. Going against what I just wrote we are in the process of doing a resale at BCV as we wouldn't go to WDW if we couldn't stay where we wanted. The net cost is going to be about $500 more but we're getting what we want. I think this is a narrow window of opportunity to get a resale at a price that "matches" the SSR offer for the more popular resale resorts. Looking at the resale list I think that VWL seems like a bargain for a small resort with direct access to MK- transportation to everywhere else is a pain, but so is SSR. Except for the extra years I don't see why anyone would buy SSR when you can get OKW for a lot less. I guess except for the extra 12 years I just convinced myself that SSR is not the best bargain! Ayway I think ROFR is going to be as low as it's going to get during the SSR special.
 
It would seem that they are still ROFRing "low" prices. 2 folks have been ROFR'd for VWL, 25 pts @ $76/point and no points until 2007, the other 150 @ $78 with 48 banked points and all 2006 (seller paying closing).
