My sisters and I inherited money from my grandmother and want to go in together on a couple resale properties: we are looking for about 140 at (the original) Wilderness Lodge or BLT and about 140 at Beach Club or Boardwalk, with the intention to add on 25 points direct to get member status for discounts. I know to try to get use years as close as possible (we like to split stay) but am otherwise feeling overwhelmed and a little clueless. We were seeing a lot of options when we originally looked in a January but have seen a big price increase and less availability when we are now looking to buy. I just have been reviewing resale sites but was wondering if there is a difference between them? Also, I assume this bump in price is due to capital improvements in the parks and not anything seasonal, am I correct? If you have any red flags or warnings for me I would be very grateful. I have been managing my parents' points for years so I'm aware of the structure and benefits and such, but the purchase process on the resale market is completely new to me.

Not exactly. The DVC resale market is much like any other in that it is subject to the laws of supply and demand. In January there were a lot of sellers and not a lot of buyers, which caused prices to fall. Now the opposite is true, and prices are notching up accordingly. This is a general trend in DVC resales. This is a difficult time to buy because there is not a lot of inventory to choose from, so if you're not in any rush you may benefit from holding off a bit. As for companies, I would stick to companies who specialize in DVC. Good luck with your search! :)

We just closed on our first resale purchase using DVC Resale Market (they are on the pinned list that CarolMN linked to). I couldn't have asked for a better experience. Our broker was super helpful and knowledgeable. She was also very good about keeping us updated with the progress and she was quick to respond to e-mail questions. If we buy another resale contract, we will definitely use them again.

I noticed prices increasing over the last 4-6 weeks and heard that there is always a spike in availability in the first couple of months of the year due to MF's being due and this means a lot of people whom where on the fence decide to take the plunge and sell up. This obviously drives prices down as competition for buyers gets a little more intense. Due to sheer dumb luck we seemed to benefit from this with our purchase but it is surely something worth baring in mind.
