Any experience w/Palm Tree Vacation Homes management co?

Hi everyone!! Our family heads off to Windsor Hills on Nov 9th and to say the least we are EXCITED!! It's my first trip to DW in over 10 years and my DH's FIRST! However my one main concern...after reading some of the bad experiences others have posted...is with the management company. I booked everything through the owner and paid directly with the owner. But just wondering if anyone has any experience (good or bad) with the Palm Tree Vacation Home Management company aka ClosesttoDisney? I did a search on the DIS but couldn't find anything?!? If you have any experience you input would be GREATLY appreciated!!

There is an organisation callled the CFPMA (Central Florida Property Managers' Association) which is a trade association. They have a code of conduct and their members (management companies) are required to adhere to it. Whilst it is not an absolute gurantee of quality it is helpful and using one of their members is helpful as the CFPMA will do all they can to hold their members to account.

You can also look at the Better Business Bureau (Orlando branch) and see whether the managament company is a member or whether they have had reports about them on that site.

If you are booking direct with an owner they should, if they are proactive, be able to give you some re-assurance about their management company and show you that they are licensed and hopefully give you some very recent testimonials about their management company. A good owner will be able to let you have details of a few recent guests who you can contact to satisfy yourself that the management company is good. A good owner will also ask all gussts to compelete a feedback questionnaire about the house and the management company. Thus, good owners should be able to give you information to help you feel more confident.

This site: http://www.sunbiz.org/ will also give you information about any company that is registered in Florida and all have to be to be legal!

I booked and paid through the owners directly also. We had to stop at Palm Tree to pick up the key. It was late at night and they had an envelope ready for us in a lock box. There was also another box to drop off some paperwork you have to fill out that is in the envelope. We left early in the morning, and again, we just dropped the key in the lock box. That was all the contact we had with them. The owners provided directions to Palm Tree
from the airport. It's in a strip mall - a little hard to see the sign at first especially late at night! Hope this helps.

Ruby - we have the same setup for our upcoming trip/stay at Windsor Hills. We will arrive late, any direction tips how to find Palm Tree is appreciated. My research shows it is several miles to the East of Windsor Hills on 192. Is this correct?

Also, we will be driving in from the north on the turnpike. Should I take it all the way to I-4 or go down to 192 and follow it East. Which would be quicker with / without traffic? If any suggestions, that would be great.
