Any 3 bedroom villas ???

I am trying to help out a neighbor with Disney accommodations, they said they need either 3 rooms or a 3 bedroom villa. I have never stayed with such a large group so any info would be greatly appreciated. They do not have confirmed dates yet so for now I am just looking for a location. They said they prefer to be on site I am sure a Disney Springs resort is fine as well. Thanks for any info in advance

There are 3-BR villas in the Vacation Club (DVC) resorts. Not all of the DVC resorts have Grand Villas (BCV is one that does not, nor does Poly). They are rarely available for cash reservations.
 
DVC has 3 bedroom Grand Villas. They are difficult to secure very few,if any, go to cash inventory. If they want to rent points they should have an owner lined up 11 months in advance
 
You might get a little more information. Is it three different families traveling together, one family with five kids, grandparents with adult children and grandkids. Then you can get a better idea of what might work the best for them. For example, if I were going with two other non related families and we had kids, I might try to get three cabins next to each other at the campground. We have gone with my parents and had three rooms at Contemporary - two adjoining for DH, the kids and I, then a separate one for them.
 

From my experience in doing searches for my own family, the Tree House villas at Saratoga springs come up available for cash reservations A LOT more frequently than other 3 bedroom villas. Depending on how many people are in their party and the relationships they have, a treehouse villa might work for them.

THVs are 3 bedrooms but only 2 baths. They accommodate up to 9 people with a queen bed in the master bedroom and a queen bed in the second and a bunk bed in the other bedroom. Another sleep surface is a sleeper chair and the last one being a sleeper sofa (can't remember if it's a queen or full size), both of which are in the livingroom area and have absolutely no privacy.

Grand villas accommodate up to 12 people, have 3-4 bathrooms, 4 queen beds, 1 king bed, and a sofa bed which is in the livingroom and sleeps 2.
 
Grand villas are awesome... we loved the experience.
Also at Kidani..that sofa chair, while very comfy ( we had a teen in it) was like twin size and both that and the pull out had absolutely no privacy at all.
I would not suggest treehouse villas as a first experience to anyone. Think seclusion,no true Disney immersion or theming.. limited amenities, dark,bugs...did I say Bugs, animals etc.
nope... I’d separate into rooms within a resort, link reservations and do it that way before Ever offering up treehouse.

I would recommend two 2BR villas - more room than a GV and fewer points. That’s what our party of 9 did at Kidani in June.
 
at AKV they could do a 2br and a studio - renting points is the way to go. We rented points for a 2br lockoff and a studio for this December. I think at Kidani you get 3 bathrooms in a 2br but at Jambo house you only get 2- but that is plenty for us. total for 5 nights was under $3500 - there is no way you are going to get that going through Disney. The only downside is you have to pay extra for daily housekeeping.
 
Wow everyone thanks for all of the infirmation. From what I know it's 5 adults and an 11 year old all are related but seems that the oldest adult couple want their own room so a two bedroom will probably work and save them money. I've explained they need to book in advance at Disney lol so we shall see again thanks for all of the info
