Another resale on Ebay. Price actually seems resonable. I'm curious to follow this to see how it does. I'm guessing the owners are trying to save the commision, not just trying to get a huge price. If these Ebay resales start working well do you think it will have an impact on places like the timeshare store. I know if I could get a reasnoable price on Ebay and save the 10% fee or whatever places like the timeshare store are charging I'd do it myself.

I noticed that too, but I am not sure how they will handle ROFR in that case.

Ebay makes a lot of sense for small contracts (25-100 points) but the brokers might do better on a large contract and certainly they provide a service. I'm sure there is much work involved with selling yourself. Nice to have that option though. We are in the process of buying a 200 point BWV resale (all 2002-2005 points intact - we couldn't resist) and so we may decide to sell a 30 point BWV and/or 50 point VWL contract. For these small contracts we would explore ebay as an option.

Are there ANY closing costs if you sell yourself like that?

If you do decide to sell I might be interested in either contract. I don't have points at either resort and the 11 month option would be nice.

I would imagine not having to pay the broker his/her commission would be the greatest savings!!

all negotiable but you submit the paperwork to Disney and pay the $100 transfer fee and the buyer usually pays closing (we paid $375 for 50 points and will pay $500 on 200 points).

Jaki posted it over the weekend and I had her on the phone Monday 9:00 am. It's $76 with no dues for 2002 & 2003. Of course we will be really challenged to use the 2002 points by 8/31 but I think we will be able to swing it. I plan on selling the 2003-2004 points which will bring my cost down to $56 or so. You don't see many 2002 points anymore. I guess the owner must have lost track of things - could have at least gone II. Oh well. Still has to pass ROFR but I think it will at $76.

I saw this one and was trying to convince my husband to go for it -- it was a February use year at BWV -- exactly the same as our other 2 contracts! Don't think you'll have any trouble passing ROFR at $76! I'm jealous (but in a good kind of way)!!

This Ebay seller has been renting out points for years on Ebay. I wonder if he/she has tired of the process? :scratchin

eBay may save the broker commission, but you still need to go through the closing procedures (ROFR, have a deed drawn up and recorded with Disney and the county, arrange title insurance, handle the transfer of funds). You can do this all yourself or hire a closing company.

If someone sells without a broker, the easiest way is to hire a closing company to sell the membership? What do they charge roughly???

Thanks,
Vince

It seems many people think selling a DVC contract is far more complicated than it is. It's a very simple process to sell and not all that complicated to complete the sale. All a broker does is bring a buyer and seller together, well all except direct them to an in house or connected resale agent who over charges them and usually gives a fee to the agent. The commission is simply to bring the two together and get a contract signed, after that it's all handled by the closing company anyway.

Here's the process in brief.
  1. First get a contract with the appropriate info in it, DVC will provide directions.
  2. Fax or mail that contract to DVC for the ROFR, DVC will again provide the directions, number and address. I'm told that DVC has started charging a $20 ROFR fee but haven't confirmed same.
  3. DVC will then either buy it back or send the waiver to the seller.
  4. A deed is created with the appropriate info and all parties sign. FL requires a notary plus two witnesses, go to a bank or CU.
  5. Keep a copy of the deed for each party. Send the original to Orange County for recording. You can get the address and amounts from Orange County easily.
  6. Send a copy to DVC with the transfer fee of $100.
  7. Wait about 5 days and call DVC to see if you're in.
[/list=1] It's really that simple. Timeshare Transfers will do it for $250 plus the transfer, including a $50 allowance for recording fees. They and other places will do a warranty deed for $100. TT will act as escrow for $100. There are other closing agencies that will charge less as well.

Why would anyone pay someone $1000-2000 if they could sell it themselves? Of course the broker might have a buyer you wouldn't have access to. You might be able to sell it faster through a broker and you might even get a little higher price. But why not try to sell it yourself, you only invest about $50 to list it with ebay, less through some of the other sites, many of which are free.

Congrats!!! I saw that contract as well...that is the SWEETEST one I have seen in a long time!!!

I, also would be interested in both of your other contracts. Please add me to your "list" if you decide to sell!!!

Dean, because my time is valuable and it is worth it to have the service, in my opinion :)

My time is valuable also but we're talking a couple of hours at in many cases, most of it time you'd be spending on the computer anyway. Of course anyone who chooses to spend the money for the convenience, has the option. This actually comes in the heading of bringing the two sides together, that is essentially all they do. There is truly no other service involved.

IMO, until resale prices drop ( after DVC relaxes it's ROFR), there is no advantage for a buyer to purchase directly from the seller. The resale broker does provide a certain level of reassurance that money will handled in an appropriate manner and that all aspects of the sale will be covered.

The seller certainly stands to gain by not having to pay a commission, but the price isn't likely to be any lower for the buyer than thru a broker. Until Disney no longer chooses to support resale prices and resale prices are allowed to be controlled by the market itself, the buyer will not have any advantage by a purchase direct from the seller and may even be at a disadvantage.

We used Timeshare Transfer on our recent purchase from the Timeshare Store. Closing costs were only $250 for our small contract. The seller paid the transfer fee. It was completed VERY quickly! Tia Beinhower was our closing agent.

i noticed that many refer to the Disney transfer fee as $100
which is correct. I was charged an extra $20 by Disney for the rofr process also. The closing agent, said that when buyer pays all closing costs, it is customary process for seller to still pay $120 Disney transfer fee and ROFR FEE
