Buying Direct points. Paper work should arrive by Friday and will sign and send back ASAP. Closing won’t happen for a while. My 60day fastpass window opens next week. Sounds like the best thing to do is buy park tickets to make my fastpass reservations and then upgrade the tickets to the Annual Pass when benefits kick in (which I hope can happen in 2 months). Will I be able to upgrade the tickets to annual passes by calling or do upgrades have to be in person? Don’t want to risk losing fastpasses but it’d be nice not to spend time at guest services on day one. Thank you.

Any upgrades have to be done in person, and you'll need a DVC Member card to activate the pass. Even if you could buy the AP today, you'd have to stop at guest services (or ticketing at Disney Springs) to activate it, though it could be used unactivated to make Fast Passes, as long as it is showing and linked in your My DIsney Experience account.

Thank you!
As far as buying the annual pass, you should be able to call Member Services and buy them as soon as you are in the system as a direct purchaser. That usually happens very quickly with direct purchasing. I would call them just prior to the 60 day window opening and see if you can buy them, you may not need to get the regular passes and then upgrade, they should be able to look you up even though you don't have your member number, yet, using your Social Security number.
