I am looking tobuy at SSR. 150 points to start with. Their price is $ 14250.00 if I getthe $1500.00 discount it comes out to $ 12,750.00 or 85.00pp. If I can get a resale for say $ 82.00 per point, it would seem a better deal and I would be saving money.

Question

Am I correct or am I missing something?

I am really interested in purchasing but really do not want to talk to a salesperson just yet.

Can I get some help from member.......pleassssssseeee.

What would you like to know as the questions and all the great people on here will be happy to help you out with the ones you ask. The resale market is sometimes a better option we prefer to go firectly through Disney it may cost us a little more but we prefer knowing that we don't have to wait out the ROFR and possibly lose out on a contract. We tried the resale market for an add on but after losing it to ROFR we are now content with paying a little more for the knowledge of knowing the contract is not going to be bought back for any reason.
 
Christian, I just bought from Disney today & am in the process of buying a resale as well....

Honestly, this are much quicker with Disney. But, if you're not in a hurry, then keep your eyes open for a resale. Don't forget to figure in closing costs with the resale, on a 25 point contract, I am paying $375.....

There are closing costs with buying resale and none with Disney. The price works out to be just about the same.
 

You have to add in closing costs on a resale and also have to come up with your own financing. Closing costs tend to run about $500 (from what I have seen here - no personal experience), so add that in. You will also have to wait through a Disney's ROFR. Make sure you are getting all the points associated with the resale that would make it equal to the new purchase. It sounds like you are looking into buying into a building that is not completed, making your use year sometime in the future. If the resale has points available now, it will probably be a better deal for you, but MAKE SURE. If the points for 2005 have been used, then its not a better deal. If the points from 2005 are all available, then that would make it much more attractive to me. Also, factor into your $$$ outlay that if you purchase points for the "future" (i.e. buy from Disney with the $10 per point buyback to wait for a while), your maintenance fees are not due until your use year actually starts.

Ah - another point...have the maintenance fees been paid for this resale? (probably not since they just came out) or are they paying monthly? Are there back fees owed.

Any of this make sense? lol if not, ask specific questions and others will try to help you as well :)
 
Cristian - Some people just like the ease of buying thorugh Disney. Financing is a little easier through Disney, although people have been know to get better rates buying resale. Don't forget that you usually need to add closing costs when buyin gresale, not true for Disney.

Finally, when buying resale you have to go through ROFR. Disney has Right of First Refusal on all sales. That means that after you sign a resale agreement, Disney can look at it. If they want it, they can take it for that price. Then you'd have to start over again. If you want the best price, though, that's how you get it. Also, make sure that the points are all there. They seller could have used this year's points adn next years and now want to sell it. That would effect your price per point.

I think there are 191 points for 2005 and I would have to pay dues on the 150 2005 points plus $475.00 closing cost. Soif I dont have to pay anything to Disney upon closing it seems about the same exceptfor the extra 41 point for 2005.

I think this is correct ...right?

OHH ......Will DIsney exercise their ROFR in practice???????

Read very recently that for SSR they weren't using ROFR for anything more than $79/point. This of course could change.

I also think with resale you have to put more down. I believe it's 20% and with Disney it's 10%. Does this sound right to anyone?

Ultimately, you are responsible for ANY financing with a resale, unlike Disney who will finance you (although at like 9% or so). 10% down was what I was required for Disney. The percentage down with a resale will change from company to company.
