I have been searching for a AKV point chart. (To see how many points in Magic season the one bedroom that fits 5 is!) Is it out yet? Thx

why would it be higher if they build in DL?
 

Real estate costs, as they are acquiring land there (they already had most of it in Orlando). Also, the natural increase in construction cost, the added value of a new location and Disney's large profit margin.

There was an article in the Chicago Trib this week (which came from the LA papers) talking about how Disney has been buying land and is possible building TS there soon, as well as possibly in Hawaii and the Caribbean. It would be expensive, but worth it.
 
Just an FYI, I don't believe the "sleeps 5" studios are in that first phase of rooms that will be open in the fall.
 
That is a big increase.
One week in a 1BR savanna-view villa at AKV during Magic season is 268 points, 2 points less than that same week in a 1BR at VWL, BCV or BWV/Preferred. SSR and OKW are less at 243 points and 218 points.

If you're only staying Sun-Thurs, AKV is 150 points, the same as BCV, VWL and BWV/Preferred. SSR is 135 and OKW is 110 points.

So while savanna-view villas at AKV are higher than SSR or OKW, they are right in line with BCV, VWL and BWV/Preferred. You can save some points by booking either a Standard or a Value villa. AKV's Standard 1BR villas during Magic season fall in between SSR and OKW: 225 points for the week, 125 points Sun-Thurs. AKV's Value 1BR villas during Magic season fall below even OKW: 189 points for the week or 105 for Sun-Thurs.

So what caught your eye as "a big increase"? Were you looking at the Club level (concierge) point rate?

yeah. At least the standard view 2 bedroom is in the 300 range for the week.

For a 2 bedroom magic season, OKW is 296. SSR went to 316. AKV is 360 for the very good good view. If points did not change, then ever magic season would be 296 for a 2 bedroom. Serveral factors play into the number of points that are charged for a resort. Cost has to be a major factor in addition to desirability. Land costs and construction costs have to be factored in. If disney has to spend millions of dollars to buy land in CA or Hawaii, it will be reflected in the price per point at the resort because DVC point generally rise with the cost of maintenance.

When people talk about the points "not changing", they are referring to the points at a particular resort, not from one resort to the next. In other words, the points to stay in a 2BR in Magic season at Resort X will not change over the lifetime of the resort. The points to stay in a 2BR at Resort Y might be higher or lower, but also won't change over time. (In actual fact, DVC could make changes to the point chart for any resort, but if the raise the points in one area, they have to lower them in another such that the total points for the entire resort do not change.)

To say that the points go up whenever a new resort is opened is actually not the case. You compared AKV to OKW and SSR, but you left out all the other resorts that opened in between OKW and SSR, all of which are higher than SSR except for the standard-view villas at BWV. Here are the points required for a 1-week stay in a 2BR in Magic season for all of the WDW DVC resorts, in the order in which the resorts opened:

OKW 296
BWV 306 (standard-view), 350 (preferred)
VWL 350
BCV 350
SSR 316
AKV 256 (value), 283 (standard), 360 (savanna), 423 (concierge)

The savannah-view villas at AKV are about the same as BCV, VWL and BWV/Preferred which are the other hotel-based DVC resorts. So while the points to stay in a savannah-view 2BR at AKV are higher than a 2BR at SSR, the same is true of BCV, VWL and BWV/Preferred, all of which opened before SSR. And if you don't mind smaller accommodations, those value villas are a heck of a deal. If you want the larger villa, but don't care about the view, the standard villas are also less than OKW.
 
I just joined the club in 1/07 and at that time was told AKV wouldn't go on sale until the summer. I am quite surprised (and a little annoyed) that AKV is on sale now with a planned price increase in the summer. How much is the current "sale" price?

Just an FYI, AKV went on sale to current members on Feb 1, and to the general public on March 5th.

The current price (until sometime in June, it's rumored) is:

For current members, $101 ppt, with a choice of incentives if you buy 100 pts or more. Either $8 off ppt, or a complement of developers points which must be used 7 months from the time of purchase.

For "new" members, just buying in for the first time, the price is $104 per point, with a minimum purchase of 160 points, and with the same choice of incentives listed above.
