AKV 2011 taxes underestimated

I checked out my dues statement on the member site and learned that the 2011 estimated taxes were underestimated by $0.0936 per point.

The original estimate was $0.9447 per point and the actual tax was $1.0383 per point.

So now AKV 2012 dues are $5.5292 per point instead of the projected $5.4356!:sad1:

Taxes are always estimated for the upcoming year. Sometimes they are under like this year, sometimes they are over in which case you will see a credit on your statement.

Not really. This is an adjustment in your 2011 dues.

BWV was underestimated also, I have to pay $21 extra in my January payment.
 
When the estimated 2012 budgets were mailed out last month, they showed AKV's MF increasing from $5.0143 to $5.4356, an increase of 8.40%; and BLT's MF increasing from $3.8943 to $4.2219, an increase of 8.41%.

When the 2012 Annual dues were posted to our account on dvcmember.com, our statement showed that the actual ad valorem taxes for 2011 for both resorts were higher than estimated. Thus, our actual 2011 MFs for AKV and BLT were higher than what we paid.

For AKV, the additional ad valorem taxes cost $0.0936 per point, raising the actual AKV 2011 MF from $5.0143 to $5.1079. Therefore, the increase in AKV's MF from 2011 to 2012 is actually 6.42%.

For BLT, the additional ad valorem taxes cost $0.1149 per point, raising the actual BLT 2011 MF from $3.8943 to $4.0092. Therefore, the increase in BLT's MF from 2011 to 2012 is actually 5.305%. It is also interesting to note that BLT's estimated ad valorem tax in 2012 is 2.08% less than what was actually paid in 2011.

Then if it is correct that the taxes rates are in part based upon the sales prices and prices continue to rise they are underestimating again? :confused:

Of course that figure is subject to change, too, based upon the final 2012 tax numbers.

Every year there is some adjustment to the tax rates. I don't know that I have ever seen DVC hit it precisely. And we've had just as many over-charges as under-charges, AFAIK.

The entire 20 year history of DVC dues is littered situations where dues were either under or over estimated. And none of those adjustments have ever been tracked. Any year-to-year comparisons have to be taken with a grain of salt.

We do know accurate starting and ending figures--with the ending numbers being 2011 with adjustments--but everything in between has some margin for error.
