Adding on points - questions about through DVC or resale

We are thinking of adding on 50 points. We'd like to buy in to Beach Club, Wilderness Lodge, or Boardwalk (that'd be our last choice) for proximity to parks. If we buy through DVC, do we pay current point price or is it discounted since it's a resale? Also, I read another thread that said DVC has a waitlist for Beach Club - any idea how long that is?

If we buy through resale, how often should we look? Daily? Someone posted that they put BCV points up for sale and it was sold the same day (a couple of days ago).

We want to go in March of next year, and I'm seeing several resales that show few points this year and don't start a new UY until April. We'd need 95 points to stay at Beach Club during our selected week next year, so we need something that gives us those points to work with.

Any feedback would be great!

Years and years ago, I bought 50 HH points just because that was the newest resort being offered. I never went there, and kept going back to OKW.

I have since sold those 50 points that I should have bought at my home resort. Fortunately, because of Disney's ROFR probably, I did not lose any money on the purchase and sale.

Don't buy points at the newest resort offered unless you love it, buy enough points to book at 11 months, and intend to go there. :teacher:
 
Just last Friday we got 50 BCV points (add-on) through Disney...I put us on the wait/list (yes, there is a W/L at BCV) on July 2...points came through on 7/19...

When adding on thru Disney, you cannot get a different use year...so how long it takes to get BCV points will be influenced by your use year...I have no idea if any of the various use years are more or less available than the others...between 7/2 when we went on the W/L and 7/19 when our points came through, I checked the thread on how long the W/Ls take and tried to figure out from it to see if our UY would take longer (or shorter), but I couldn't see a pattern...

No incentives when buying resale through Disney. Price was $101 per point...financing was available (altho we didn't use it)...

One issue you may wish to consider: availability. March is a high-use time of year, and while right now it's still far enough away to be inside the 11-month booking advantage window, it would be worth calling to see what availability looks like for your chosen week...I did that (our week is in January), and felt much better about my purchase decisions (I also added on at my first and main home resort), since I "knew" I was likely to be able to book the week I wanted at the resort I wanted in the size villa I wanted. March is busier than January, and once I decided to buy my non-waitlisted points thru Disney, I knew I'd get them right away and so could book right away. W/BCV points--whether thru resale or thru Disney--you'll have a "wait." You'll either have to wait out the W/L time at Disney (altho you'll get your points immediately once they come through), or wait out the resale process (from reading DIS Boards, that seems to be 6 weeks to two months)--and that gets you inside the 7-month booking window, and for March, that could be dicey, especially at BCV)...

You can also talk to your guide if you choose to go through Disney and explain that your add-on purchase is dependent on getting accommodations in March...your guide may (or may not) be able to help you get the villa you want...

Summary of pros and cons:

Add-On from DVC
  • There are no closing costs
  • You can get the exact number of points that you want
  • You will get your same Use Year, and the add-on will be a sub-contract of your initial contract
  • Faster than resale (you will get your points in a couple of days and be able to make reservations much faster than resale, which takes 6-8 weeks)
  • No worries about the purchase if Disney executes ROFR, since that only applies to resale purchases
  • More expensive cost per point than the resale market
  • You can finance through DVC, and Disney doesn’t report the loan to credit reporting agencies
  • The full set of points you buy will be available immediately, versus a resale contract which may be “stripped” of points.
Add-on via Resale
  • You will have to pay closing costs
  • You may not get the exact number of points you want
  • It may be difficult to get your existing Use Year and combine the new resale into your existing contract
  • It will take much longer to get into the DVC system and have your points (resales typically take 6-8 weeks)
  • Disney may exercise ROFR and you may loose the resale and have to start all over (When buying resale, one of the potential pitfalls to try to avoid is making an offer that will cause Disney to exercise it’s Right of First Refusal)
  • Resale is typically less expensive then buying from DVC
  • You can’t finance through DVC, although most resale brokers will recommend a finance company
  • A resale contract may be “stripped” of points where the user has used many of the current year’s points, and may have borrowed some or all of next year’s points. Be wary of “stripped” contracts on the resale market.
If you do decide to go resale, contact the broker you want to deal with (such as TSS) and tell them what you're interested in buying. A lot of the "good" resale contracts get sold before they get posted to the broker's web site.
