? about Resale and then add ons

Hi All!

We're currently in the process of evaluating a DVC purchase.

Our home at Disney is the WL so an obvious choice for us would be the VWL. We would need to purchase a contract through resale.

We are thinking about buying in at 100 points. It's what we have the cash for and we don't want to do a loan for more.

I'm thinking that once we stay at the VWL that addonitis will hit-I think it already has LOL.

At that point do we add more points through resale or since we have purchased our initial contract through DVC can we then get on a waitlist through Disney for add on points?

Once you have an initial contract- of any size- you can add-on directly thru Disney as available. Minimum add-on is 25 points at any resort.

We own at WLV and are currently looking at possibly adding own more pts at the same resort. I havent spoken with anyone at MS about this but my understanding is their is a waitlist of about 20-30- people currently for WLV through DVC. Resale would be the only way to go to get that eaxact resort. I would call to verify.

Don't call MS- they can't assist with sales- call your DVC guide.

Depending on the Use Year, there may be no one ahead of you on a waitlist. Depending on the number of points sought, even a large waitlist could disappear with one ROFR contract- so you never know how long it could take (those ahead of you could also decline when offered).

While resale could be faster, I'd still get my name on a list with a DVC guide. You can certainly pursue both methods.

We bought VWL resale and are currently on waitlist for BWV add-on. I think it is best to go through Disney for small add-on. Transaction costs are rather high on two resales. We are an Aug UY so if our add-on comes through in January we will get 2003 points without paying 2003 dues. Of course, after January we would not be able to bank 100% of the 2003 points. Dues on an add-on are pro-rated based on a calendar year.
 
Can anyone tell me how prices compare normally between doing the add-on thru DVC and doing a resale??

Take Doc's advice. If anyone knows he does. In fact he inspires me to check with DVC sales guide to see if there is any possible Aug. use yr pts for WLV available. Thats whats so great about these forums, so much info.

An add-on thru Disney is the current price, $89 per point, I believe. Usually they don't have any specials at the sold-out resorts, so you are paying the full shot, but there are no closing costs, and you can finance your purchases. If you have the cash for 100 pts, you might want to wait a bit longer, and purchase a complete 150 pt contract on the internet. The cost will be about $72 per point, but there is an additional $500 or so for closing. You will need to figure which way is cheaper for the greatest amount of points.
 
I bought my initial purchase through resale 196 VWL points, then once the dust settled and I was official, I waitlisted for 29 more points in my use year (March), within 1 week I got them!!!
 
Current pricing at all but SSR is still $84 per point. VB has an incentive, but I don't believe the others are offering that.

Purchases thru DVC will include closing costs in the purchase price. Resales will usually expect the buyer to pay for closing ($250- $500 depending on the size of the contract)- but that is also negotiable. DVC will always have points from the curent Use Year (if your Use Year is March- you'll get March, 2003 points now and then the 2004 Use Year points in 2 months). Resales may have banked points available- but may also have already borrowed from the following Use Year- be sure to check out the status of the contract.

Resales can certainly provide some cost savings- especially on larger contracts- be sure to do the math in advance.

I have a couple more specific questions for you all. I am assuming that the only way that we can buy VWL originally is though resale. Then for add on points we look at resale vs Disney. Am I correct on this?

What I'm really asking is there any way to go through Disney to buy 150 points of VWL from a ROFS? I'm assuming that we'd be on a long waitlist if this was possible.

Who is a good DVC rep?
