If you got the quote from members services then yes, it usually includes the tax.

I just reserved at SSR this afternoon for May, and I used the member discount for one night of my stay. The member services person quoted me $457, and when I asked her if tax was included, she told me it was not.

Full price for a 1 bedroom is:
Value season $370
Regular season $420
Peak season $485
Holiday season $560

Take 25% off and add 12.5% tax.

We have a 1br in May. Part points, part cash. Cash quoted was $315 PLUS tax.

Not for a weekend night. A 1 bedroom at OKW in May is 48 points for Fri & Sat, so @ $10 it would be $480, more than rack rate.

We've done this several times and I'd say "no" -- that price does not include tax. That sounds like the discounted price, so you should add the tax to that number.
