A hypothetical situation

If you dont need points until late 2026/2027 then buying right now is a mistake to be perfectly honest and straight forward with you.

I dont think you realize how DVC works, in 1-3 weeks the DVC world could be turned on its head when dues come out. Nobody can predict what dues will be. Dues bill go out and then suddenly the market has many more contracts to chose from. Waiting will save you quite a bit of money up front and potentially in the long run and if you don't need points for a year it's a no brainer to wait.
 
This is correct, especially if there are banked points that have to be used before then. And, there is even less pressure with SSR contracts because the 7-11 month home resort priority booking window doesn't really matter. (Well, I guess it might matter if you want to book December 2026 - not up to speed on how fast SSR 1 BRs fill up in December.)
That the thing if home resort is SSR no need to have 11 month advantage to book Dec. Buying now wont give her 11 month advantage anywhere for Dec actually.

Ugh of course there is drama with the one for 250. It’s a divorce situation and the wife is being difficult according to the agent.
Stay away from that. In a perfect world with everything going perfectly, you're looking at a couple months from signing your offer to getting your points. It often takes longer and some people end up in a cluster that takes 3 months or longer to sort out.

The process averages 60-90 days. Sometimes longer if you get a bad seller or bad title company. If money is no object then sure why not buy now. But if you care about how much money you spend now and every year in January when you pay dues it's smart to wait. 3 weeks isnt going to change where you book in late 2026/2027 by much, and you have also said you dont care where you stay.

Well, if it got sent to ROFR early next week, she closed early December, the points could theoretically be loaded by the end of December, right? I realize that assumes everything goes smoothly and there are no delays, and there is absolutely no guarantee of that with the resale process (as I'm currently waiting for the seller to send his closing documents so we can close on my current contract). So, probably best not to count on that.

See your last post. Yeah, you just can't count on it. If you want a guarantee of points for December 2026, best to call up a Disney guide and get those points loaded by later this afternoon!

Right now it's unlikely. But I havent watched closing time closely the last 3 weeks. I have missed out on getting the room I really needed/wanted at the 11 month mark because I was negotiating and bought too late for the window. But getting the $101pp deal I got on BW was worth the 1 year sacrifice of staying somewhere else.
 
Last time I looked, deed recorded to points loaded is running longer than 30 days. I think it is extremely unlikely to make an offer today on a contract that will load points in 2025.
Wait-what does that mean? If there are points for 2025 I would lose them?

There is one for sale 700 points at SSR!! Looking at points charts , I probably would use them all. But it would be ridiculous to have them all on one contract, wouldn’t it?
It would be considered unwise by the overwhelming majority of this board to buy that large of a contract because the points are hard to rent (no real home resort priority) and it would be extremely difficult to sell if you need to.

If you're not planning to use the points until late 2026 or early 2027 and the UY is September, I think the biggest thing you would have to watch out for on any listing would be banked points. If you see a 150 point contract that has 300/150/150 available for 2025/2026/2027, that likely means 150 of the 2025 points are from 2024 and were banked into 2025. Some people really like those because they give you double points for your first year. But, once points are bank or borrowed, they're stuck in that UY permanently. So, in that example, you'd have 150 banked points that have to be used by the end of August 2026.

How price sensitive are you? I can see a world where getting a direct contract for 150 points just to get the current and previous years points loaded instantly and then you can do everything you want. This would also give you a “Welcome Home” stay where Member Svc can book for hard to get rooms from their own inventory. That could take care of your 2026 trip.
 
I should probably get the one with 170. It has a 4 star rating on dvcforless ..how much stock do you put in those ratings? It has full points on it and I already have a trip planned for January so I wouldn’t be using this until late 2026/early 2027 anyway

I love DVC For Less, but the star rating is questionable. Only you know if it's worth it or not. I have laughed at four star listings.

You guys are right-it’s just hard to wait. It’s a character flaw of mine-when I want something I want it yesterday!
When do you want to use these points you plan on buying? What is the target month/year? That will determine when you must buy your resale contract. Depending on the trip you could bank and borrow and use three UYs of points on one reservation. A 150 point contract can give you 450 points for a one-bedroom to play with if you don't want to start out too big.

The DVC resale process is not fast.

If you want fast you need to buy direct. Direct points will be loaded today and MS can book you a "Welcome Home" stay minutes later. DVC does this on purpose. If you pay the higher direct prices you get rewarded. If you buy resale you have to wait it out. Look at the closing time thread.

I have a January 2026 already planned but I may want to add on a small contract direct. The deals/incentives aren’t that great right now. Are they better if you are already a DVC owner?

Buying resale points now to add to a Jan 2026 trip is pointless.

There are incentives for current members, but it's not always that significant. I think it's like $600 better for current members at PVB IT right now at 150 points? If you take the Dream it Forward referral for $500 it's basically a wash.

What I buy now is for later 2026 or early 2027.
