A hypothetical situation

I'd suggest checking out dvcforless.com. They have a pretty good tool that helps you evaluate how good deals are and also offers some suggested offer prices on listings.

We're not allowed to discuss specific listings on these boards so it is hard to get into too detailed of a conversation on what a good offer might be. That said, I was seriously considering BLT a few months ago before buying my 2 resale CCV contracts. I haven't stayed at either resort, but I wanted more SAP. For me, I basically said to myself, if I can get such a good deal that I could likely sell this after losing a year's worth of points without losing any money (based on current average resale prices), I'd go for it. I tried with BLT contracts, but couldn't get any seller to go below $130/point. I put in a number of offers at $115 and $120 per point. Some were rejected outright and some were counter offered. My max was basically $125/point.

Another important factor which gets hard to discuss because we can't comment on specific listings is UY. I know you were having a hard time with October BLT resale. Other UYs like February have many more options so you will most likely be able to snag a better deal.
 
Only buy stripped if it's a significant savings. We don't know what the prices will be in a year or two. It might be better to wait. It might be terrible to wait. Sorry if this sounds bad, but you can have a heart attack or get in a car accident. I don't see the appeal to buying something that you can't use for a year or two.

Now, to answer your original question.... I'm older than you and I totally relate to not caring about the resort expiration. My opinions below aren't going to take account expiration or even cheapest pricing into account.

Boulder Ridge - you love it. You don't have enough points there. No brainer.

CCV - it's still your basic favorite resort. If you're trying for a longer stay at BR and a wait-list doesn't come through, it's very easy to transfer to CCV and still be at the same resort at large.

BLT - I love the point chart for a one bedroom and love the extra bathroom. Easy monorail access to dining at FF and Polynesian.

BW or BC - decent point charts and easy access to Epcot. I love the dining on the boardwalk.

SSR - tons of people have purchased here and never stay here. They just wanted cheaper buy in.

Honestly, after reading all your points and counterpoints, I would say BR or CCV.

I’m between BRV or BLT ..I like the fact it’s on the monorail and it has options for nice views

One reason I got comfortable buying CCV even though I actually found BLT more personally appealing is that preferred view rooms at BLT are so easy to book at the 7-month mark. And, TBH, when I stay at BLT, I want that nice view of the lake, not one of the resort view rooms on the first few floors. If you're ok with that, you do not need to own at BLT (most of the year) to book a 1 BR room there. BLT is still a great option, though. The annual dues are lower than CCV, but, on the flip side, 8 years less on the contract.

Yep, a very good point. Trying to find a good deal on an Oct UY BLT contract required too much patience for my addonitis :-).

My opinion is that the average selling prices are (roughly) fair for both the seller and the buyer because that's where the market is.

That's an unusual opinion around here. Some will tell you that it is not a fair price unless you are flirting with the absolute lowest prices reported on the ROFR board.

I’m staying at BW in January ..maybe I’ll love it enough to buy.. I went there in 2010 and wasn’t crazy about it (The theme) but I’ve heard they refurbished. We do love the animal kingdom as well..in fact when we went to BW all those years ago we hated it so badly we tried switching to AK lol
We own at AKV. The only logical reason to own there imo is if you want studios or club level rooms.

My wife only wants savannah rooms (preferably one bedrooms) and she doesnt want to own anywhere else because thats where she loves and wants to call home regardless of if it "makes sense"

I wouldnt recommend that to anyone, but as others say this is just as much an emotional as financial purchase. It makes her happy and proud to be an owner there and she would stay there every time so I support it. We are still saving money which is the whole point.

And I will force her to stay club in the near future 🤣
 
We only got to see from the window. Looked somewhat blah.
For some reason I tend to like the least popular pools sometimes like I had so much fun at the BWV pool at night, it was nice that it was quiet with just some owners and we all sat in the jacuzzi and talked about dvc and didnt have to wait for the slide or anything.

I havent gone to BLT pool yet but I loved seeing the light up Mickeys on the slide from our room and actually preferred that view over the lake view upgrade they gave us when we had to move.
 
You need to look at availability charts for when you will be staying. A lake view one bedroom will be available at 7 months the majority of the year but a theme park view not so much.
Or standard view - those are really tough to get, and that includes 1BR. Can save some points if you do get one, but you'll need to own BLT and be on it at 11 mos to get the reservation.

Pay really close attention to the annual MFs. Over the length of the contract that will have a bigger impact on your bottom line than the price per point. BLT has been among the lowest since we've owned it (2019), and they are just now finishing a remodel.

We NEVER thought we'd stay at RIV but we did on our last trip and loved it. So glad we got our resale contract before the restrictions kicked in. If you can get a good deal on direct I would consider it just so you'll have the option. It's not worth an additional $10k, but if you can get a deal...

I was in talks with someone from DVC direct and even with incentives for 150 points was over 30k! Not sure if that’s a deal
