C.Ann...I think we are in the same area, and the market here has really flattened(tends to slightly after September, but this year seems extra bad)I must know of 50 houses for sale in my town alone. I don't know if you have an agent, but have them run the comps for the area, you might be suprised to find what the houses are going for. Another good stragety is to offer money back at closing(if you get your price), it helps buyers who are having a hard time getting money together for a down deposit cover their closing expenses. Yes - I went over Sunday and it was nothing short of amazing.. If there was a way that they could have moved my house to a different location and then showed it to me, I NEVER would have known it was "my" house - inside or out!!

It made it a lot easier on me because it was so entirely different, I felt no emotional attachment to it at all.. :flower:

My next door neighbor has a contract on hers. It sold in 2-3 days. She's getting the price she listed it for. That would be $45,000 more than I paid 18 months ago! :Pinkbounc :Pinkbounc :Pinkbounc

I remember my realtor in FL telling me that if someone gets the price they're asking, they didn't price it high enough! You can bet mine will be up there.
 
C.Ann~ Maybe you'll get lucky like my DH's Aunt and Uncle. They had a house in Homestead, FL, had it up for sell a year ago for $350,000. Had a bunch of looks but no bites. They took it off the market when he retired and they started to travel. After 6 mos. they put it back on the market at $780,000 and we all thought they were CRAZY! It didn't sell for $250,000 why would it sell for $780,000? It sold 2 weeks after re-listing for $750,000!

A friend of mine bought a house in Boca Raton, FL about 7 years ago for $285,000. It's a 2/2, with a decent sized yard, and here's the kicker...it's about 1 block away from the beach!!! The house next door to his, same size lot and home, just sold for $925,000!!! The new owners are in the process of tearing it down and building a 2 story mansion on the property. It's happening all around him. He says that he doesn't care because he's not selling, so the money's all just numbers, but it's truly amazing what's happened to the realestate market in the last few years!
